We’re thrilled to welcome not just one new agent today, but TWO! We are so excited to have Jamie Tolbert, Realtor at Magnolia Real Estate Group!

Jamie brings nearly 10 years of real estate experience and a true passion for helping families find their perfect home. She lives in Corner with her husband of 28 years, Jason, and is a proud mom to Hunter (24), Austin (19), and daughter-in-law Harlee Kate (24).

When she’s not working hard for her clients, you’ll find Jamie soaking up the sun at the beach, relaxing by the pool, or enjoying the great outdoors with her family. She’s also a big fan of football and softball — and she’s always ready to yell ROLL TIDE! 🐘🏈

Help us give Jamie a warm Magnolia welcome!

So many new changes go into effect on Saturday, August 17th. I know in the past you would just call a REALTOR or your REALTOR you have used over and over again and just pack up and look at the house. That is not the case anymore. These are changes that have to be followed and done correctly. So please be patient as we work through this new process to better serve you, our client!

🏡ATTENTION HOME BUYERS🏡
On August 17th, all buyers currently looking to purchase a home, MUST sign a "Buyer Representation Agreement"- prior to walking into a property.

⭕️ JUST SHOW ME THE HOUSE!!
Starting August 17th, NO REALTOR will be able to unlock a door without you first signing the agreement 🤯 This will be non-negotiable for any person with a Realtor designation.

⭕️ Wait…WHAT DO I HAVE TO SIGN??
The agreement between buyer and Realtor is a Buyers Representation Agreement, the contract between you and that realtor stating you will be using them to buy a home and breaking down the roles, duties and responsibilities owed to you by your agent etc. This form also spells out what broker commission are to be paid by you and/or the seller. Whatever commission is on this agreement is the MAXIMUM commission your broker/agent can receive out of the transaction.

⭕️ I HAVE TO PAY COMMISSION?
Well yes…but actually maybe no… 🤔
With the new NAR ruling going into effect, advertising cooperating broker and buyer broker commissions will now be BANNED on the MLS.
So, now when your agent shows you a home, they may likely not have any idea if they are going to get paid from the transaction. Commissions are always negotiable of course, and there are a number of ways your agent can get paid. By the seller either in the form of direct compensation to Buyer brokerage or as a form of concession/credit to buyer. In some cases, the buyer will be paying the commission for their agent out of pocket and this will be spelled out in the buyer's representation agreement.

⭕️ HIRE A PROFESSIONAL AGENT
Selecting an agent when buying a home is an important decision.
August 17th is approaching a lot of changes will happen behind-the-scenes. This new rule with a buyer representation agreement is just one facet of the NAR ruling which will change the landscape of how real estate is sold in the United States. 🇱🇷

⭕️ ALIGNMENT & COMMUNICATION
Now, more so than ever, aligning yourself with a full-time professional realtor will be vitally important for the success of your home purchase.

So, if you’re looking to buy or sell, lock down an agent that knows what is going on! Give me a call to help through this process!!

Shared from another REALTOR friend! It’s a LONG read but some great info and so true!!!

On the discussion of being a REALTOR® and commissions. So much misinformation I’ve been reading in the news. So much that is not fully understood. One of the problems is that many of us don’t do a good job of informing our clients about what the job actually entails and how hard we fight for them.

Here is what we bring to the table:

The "average" FULL TIME REALTOR’S® earnings last year was $31,900 @ 40+ hours a week. (Notice I wrote full time 40+ hours not 0-20 hours a week) which is well below the living wage. As a REALTOR® they do not get paid a hourly wage or salary and they only get paid if they sell a home and it closes. They can only get paid by broker to broker. As an agent you could work with someone days, weeks, months, or years with no guarantee of a sale ever!

Essentially they wake up each day unemployed going on Job Interviews and they deal with constant rejection. They dedicate time away from family, use our time, gas, pay for babysitters, miss dinner and weekends and rarely take vacations.

They are on 24/7! You constantly need to be on, or you could miss an opportunity. Once they do close a home, half goes to the other persons agent from the remaining half.

They have lots of upfront expenses that must be paid out BEFORE they even get paid:

Broker Splits and Fees
Office rent and utilities
MLS Fees
NAR Fees
Local Association Fees
E&O Business Insurance
Extended Auto Insurance
Self-Employment Tax
State Licensing Fees
Advertising Fees
Showing Service Fees
Website Fees
Assistant's Salaries
Showing partners
Transaction coordinator
Yard Signs
Photographers
Videographers
Office Supplies
Business Cards
Property Flyers
Electronic Lockboxes
Continued RE Education
Legal Fees
Gas

NOTE: Income taxes are not taken out so they have to put that aside around 25-30%.

Don’t forget health insurance if you don’t have a spouse who provides it.

As a listing agent they have lots of tasks far more than just selling a home.
