There are so many small detail gems in Gardnerville, and the statues in Heritage Park are among my favorites.

On one side of the street stands the pitcher, mid-windup. On the other side of Gilman Avenue, the batter waits for the pitch. Two statues, separated by a street, completing one moment together.

The last beach day of the season is always a little hard.

It was windy. It was chilly. We stayed anyway, as long as we could, because that's what you do when you know something good is ending for a while.

There's something about a beach day at Lake Tahoe that makes it easy to just be present. Phones down, nowhere else to be, good people around you. The lake has a way of making that feel effortless. And it is always, always worth it.

I'll miss it until spring. But more than that, I'll be carrying all the memories from this season.

Genoa sits right up against the Sierras, tucked into the Carson Valley, and it has been there longer than Nevada has been a state. Nevada's oldest permanent settlement, going back to 1851 — there's a weight to that, a kind of quiet continuity you can feel when you're there.

And every September, Genoa does something it has been doing for a long time: the Candy Dance. This year it's September 26th and 27th, and if you haven't been, I'd really encourage you to go. Over 400 vendors — arts and crafts, activities, food — spread across two days in a small town that knows how to do this well. It's one of those Northern Nevada experiences that's hard to explain until you've just been there yourself.

Today ushers in fall, and you can see it and feel it all around Northern Nevada.

The leaves are starting to change. The mornings are cool, the afternoons warm up, and somewhere in that shift is one of the better feelings this time of year has to offer.

Warm weather has a way of feeling permanent right up until it doesn't.

There are a handful of things that cost an afternoon in September and real discomfort in December — gutters, exterior caulk, a water heater flush, a good look at the roof while the ladder is still a pleasant place to be. None of them are exciting. All of them are worth doing now.

Twenty years in the Carson Valley. On purpose.

That part matters. Choosing to stay somewhere, season after season, is how you learn things that don't live on any website. Which lender picks up on a Sunday. Which inspector actually crawls the whole attic. Which streets flood after a big rain.

That's not information you can search for. It's what you get from two decades of paying attention — to the valley, to the work, to the people who trust you with one of the biggest decisions of their lives.

Here's a look at what the Sparks, NV housing market did in August.

The median home sales price came in at $539,000 — down just 0.1% year over year, and a small step back from July's $539,000. 140 homes sold in August, compared to 153 in July. Both of those numbers are worth watching, and it's fair to ask whether the dip reflects a broader shift or just the natural slowdown that tends to come at the end of summer when people are busy and attention is elsewhere.

The number that continues to tell a good story is median time from listing to contract: 11 days in August, down from 13 days in July. Homes are still moving quickly once they hit the market.

One month doesn't make a trend, and August has its own personality. We'll keep an eye on sales price and volume as we move into fall to get a clearer picture of what's actually happening here.

Reno's August numbers are in, and they tell two different stories at once — which is worth sitting with for a moment.

The median home sales price came in at $605,000 in August, up from $600,000 in July and up 9.3% compared to August of last year. So prices are still climbing, and that part of the picture looks steady.

But the activity side of the market shifted noticeably. 322 homes sold in August, down from 415 in July. And the median time from listing to contract stretched out to 22 days, compared to 12 days the month before.

Those two things — fewer sales and more time on market — are real, and they deserve honest attention. What we don't know yet is whether August was simply a quieter month, the kind of seasonal pause that shows up and then smooths out, or whether it's the beginning of something that will hold through the fall.

That's the question we'll be watching as the next few months of data come in. Markets rarely announce themselves clearly in a single month's numbers, and one data point — even a notable one — is better understood as something to track than something to conclude from.

Minden's August numbers are in, and there's more going on beneath the surface than the headline figure suggests.

The median sale price for homes in Minden came in at $789,000 in August — up 21% year over year, and up from $725,000 in July. Sales volume came in at 23 homes, compared to 25 in July.

Here's where it gets interesting. The shift in median price isn't necessarily telling us that every home got more expensive. It may be telling us something about which homes sold. In July, 11 homes sold under $700,000. In August, that number dropped to 7. On the upper end, July saw 4 homes sell above $1 million — August saw 6.

Fewer sales at the lower end, more at the upper end. When that happens, the median moves up, even if individual home values haven't changed dramatically.

Is this a one-month shift in the mix, or something more? That's the honest answer right now: we don't know yet. We'll be watching September's numbers closely.

Here's what the Gardnerville market looked like in August.

The median home price came in at $610,000 — that's up from $575,000 in July, and 15.1% higher than the same time last year. That's a meaningful jump, and it's worth understanding what's behind it.

The main driver was activity at the upper end of the market, specifically homes over $1 million. When you pull that segment out, the rest of the market was pretty consistent with what we saw in July. So this isn't necessarily a story about the whole market shifting — it's a story about what happened at the top of the price range in a single month.

Sales volume also picked up. 33 homes sold in Gardnerville in August, compared to 26 in July.

One month of data tells you something, but it doesn't tell you everything. We'll be watching to see whether the higher-end activity holds or whether August turns out to be an outlier.
