This home was listed at $605,000 and we were able to lock it in for $590,000 PLUS a $15,000 seller credit — giving my buyers the opportunity to use those funds toward a 2-1 rate buydown.

That’s $15,000 off the asking price and another $15,000 back in their pocket to help make their monthly payment more comfortable.

So you want to buy a house… 🏡🔑

Getting pre-approved is a great first step, but one of the biggest things we talk about with our buyers is making sure they understand all of the costs that can come up between “let’s make an offer” and closing day.

Your down payment isn’t the only money to plan for. There’s earnest money, your appraisal, inspections, closing costs… and depending on the property, sometimes a few additional expenses along the way.

The good news? Not every dollar is an “extra” cost. Your earnest money is credited toward your purchase, some expenses may be paid through escrow, and there are times when we can strategically negotiate seller credits to help with closing costs.

Our goal is simple: no financial surprises between “offer accepted” and “welcome home.”

Before we ever start writing offers, we want our buyers to understand the whole picture and feel confident about what comes next.
