About 6 months ago I was asked to be on the Board of Directors for Involved For Life, Inc (IFLI). IFLI is a non profit women's health clinic that is being structured like Planned Parenthood but for LIFE!

Our goal is to provide health care to women at the earliest possible time so that If a woman has an unwanted pregnancy she comes to IFLI and we can give her all of her options and minister to her physical, emotional, and spiritual health!

Friday night was the Light of Life Gala at the Westin Galleria. The Light of Light Gala is our largest fundraiser of the year. The keynote speaker was Johnathan Evans who is a mentor, author, speaker, and former NFL fullback.

Thank you to Gabby Martineau and her husband Shawn, Ramon and Karina Lupian, Teresa Kline and her date Mark Luguercio, and Mike and Gwen Jeffrey for being my guest to the event.

It is a privilege to serve on the board of IFLI and assist in the ministry of women's health!

What kind of returns are you getting on your investments? I bet they are not above 20%!

When I buy a property and sell it with owner finance, creating a cash flowing note, my returns, cash on cash, are a minimum of 20% with some of my returns being infinite (I have none of my own cash in the deal).

Compound that with the Cash Now and Cash Later profit center there is no wonder I am blessed with my lifestyle! I want to help you do the same 💯

For the past 2 weeks I have been putting together an add-on module to the Subto Freedom course focusing on the exit strategy of owner finance.

In the module I teach you how to market your property with owner finance terms in order to sell in it in 30 days or less. This week is spring break for school age kids.

Yesterday I had a super productive morning so I decided to take the rest of the day off and go play with my grandson, Matthew.

We went to the park and rode bikes. Then we went to the mall and had some lunch. Then I bought him some Nikes at Academy.

I am beyond blessed to have the lifestyle where I can "decide" to take the afternoon off to create memories with my little man.

My lifestyle is only possible because I have residual income that hits my bank accounts every single month whether I am working on the Subto Freedom course, training students, or I'm in Tulum, or my vacation home in Mexico.

My residual income is from rentals and owner finance notes that I have created over the years.

I bought most of my properties subject to the existing lien. I also have bought some of my properties utilizing the BRRRR method and yet more negotiating owner finance terms with sellers.

Most of my owner finance notes create $1,000+ in residual income per month. Imagine if you did that 10 times what life could/would be like? What would your lifestyle be with $10,000 coming in to your bank account every month? I know what it wouldn't be like:

💥 No more worrying about monthly bills
🌞 No more showing up to your 9:5 building someone else' dream
🥹 No more financial stress

The impact you can have on other's life when you have residual income is limitless....limited only by your dreams, ambitions, and taking action! You could:

From Terrified to Empowered: The Art of Communicating with Sellers:

My former life was all operations –with only 6 months of sales experience and I remember my hands shaking when my phone would ring.

Getting into this business, the thought of speaking to sellers was more terrifying than a visit to the dentist office! 😱

Anyway, I imagined sounding like an idiot and never being able to convince a single person to sell me their house.

One of the “free” marketing techniques I learned early on was to call all the classified newspaper ads (yes, I am dating myself lol).

Every impulse in my being was to procrastinate the calls, but I forced myself to call ALL of them every week. Although not one turned into a deal (that’s why marketing is so much better); I overcame my fear of speaking with Sellers. All it took was the right script and practice!

Now, I don’t even think about getting on a call. 📲

I overcame my fear once I realized a few things:

💡Most sellers know less than I do about real estate, so the chances of them asking you a question I don’t have an answer for is slim.

💡 I reviewed every call in my head once I hung up to improve my responses the next time. After a while, the same questions, the same objections, even the same personalities repeat. Once you have the words that work best – just repeat.

💡 If the homeowner is not motivated, you can’t convince them to sell with price or terms that make investor sense....EVER. Just PASS.

💡 An outwardly aggressive Seller is just letting me know they are NOT motivated.

I’ve helped many investors, over the years, get over their fear of speaking with Sellers. I am happy to say I have all that information in one place with Subto Freedom !

Best 3 decisions I ever made in order…

1. Follow Jesus
2. Marry My Amazing Wife, Maria
3. Invest in Real Estate

Life is short and simple.

Don’t overcomplicate it. And don’t waste what little time you have being indecisive.

Imagine if I had never made the decision to follow Jesus, marry Maria, or get into real estate…

I know I wouldn’t be where I am today.

Being decisive is one of the main traits I look for in my students to know whether or not they will be successful.

Decisiveness is a learned skill too, so don’t worry if it doesn’t come naturally to you.

However, you have to overcome your overly analytical decision making and take action!

It won’t be comfortable, but zero growth happens in your comfort zone 💯

A mentor of mine once told me that your comfort zone is where your dreams go to die! Don't let your dreams die....

To the most special person in my life (other than Jesus Christ) on this Valentine's Day, Maria G Kline, I want to say I love you!

We didn't have a wedding when we were kids and having kids but we made it to 25 years and we celebrated each other like it was 1999!

Thank you, Maria, for your loyalty, patience, understanding, faithfulness, nurturing spirit to our kids and family, and for being my rock and safe place all of these years.

We have accomplished many great things! Our kids are awesome and successful, we have a life that we could of only dreamt of as newly weds, and we did all of it together!

I thank God for you and I wouldn't trade the life we have created together for anything in this world!

A follow up to my video from yesterday (I will tell you what I would do to mitigate risk at the end of the this post): If you are assigning subject to contracts you have continued liability. If your assignee does not pay the subject to mortgage you could be sued.
What I would do is have the seller sign off on the assignment acknowledging and approving of the assignment and the assignee (new investor you are assigning your contract to).
On a side note....why would you assign a subject to contract? Do the numbers not work? Do you not want to build wealth by buying and holding property? Are you after quick cash regardless of the risks?
If the numbers work I couldn't imagine assigning my contract. If the numbers didn't work I wouldn't assign a deal to another investor I wouldn't take down myself. Just saying!
