From Terrified to Empowered: The Art of Communicating with Sellers:
My former life was all operations –with only 6 months of sales experience and I remember my hands shaking when my phone would ring.
Getting into this business, the thought of speaking to sellers was more terrifying than a visit to the dentist office! 😱
Anyway, I imagined sounding like an idiot and never being able to convince a single person to sell me their house.
One of the “free” marketing techniques I learned early on was to call all the classified newspaper ads (yes, I am dating myself lol).
Every impulse in my being was to procrastinate the calls, but I forced myself to call ALL of them every week. Although not one turned into a deal (that’s why marketing is so much better); I overcame my fear of speaking with Sellers. All it took was the right script and practice!
Now, I don’t even think about getting on a call. 📲
I overcame my fear once I realized a few things:
💡Most sellers know less than I do about real estate, so the chances of them asking you a question I don’t have an answer for is slim.
💡 I reviewed every call in my head once I hung up to improve my responses the next time. After a while, the same questions, the same objections, even the same personalities repeat. Once you have the words that work best – just repeat.
💡 If the homeowner is not motivated, you can’t convince them to sell with price or terms that make investor sense....EVER. Just PASS.
💡 An outwardly aggressive Seller is just letting me know they are NOT motivated.
