Factors to consider for all my prospective home buyers.
“Once a buyer has determined the type of housing desired, the physical appearance of a house and its location are probably the most important factors in selecting a home. The elements that contribute to the desirability of a community go beyond geographic area.
Five major factors influence the choice of location:
1.Employment opportunities—
Industrial and commercial development offering vocational opportunities is essential if a community is to grow.
2.Cultural advantages—Schools, colleges, places of worship, libraries, theaters, museums, zoos, sports attractions, and parks all constitute a powerful sociological attraction to a given community.
3.Governmental structure—Police and fire protection, sanitation, and utilities (water, gas, and electricity) add to an area’s desirability, as do various quasi-municipal authorities, such as ports, public transportation, antipollution practices, and forest preserves. Real estate tax rates and a city’s plan for and attitude toward growth may affect an area either positively or negatively.
4.Social services—The availability and quality of hospitals, clinics, community centers, and similar facilities also attract buyers to a community.
5.Transportation—A community’s accessibility to people and goods depends on available air, rail, and highway systems. In recent decades, the automobile and truck dominated the transportation industry and made it possible to open new areas for commercial and residential development. Higher energy costs and increased pollution, however, have made the development of better mass transit facilities a greater priority, especially in urban areas. When gasoline prices rise sharply, the railroad attracts renewed interest as an economical means of moving people and freight.
For Example: A buyer in Dallas, because of the commute time, might choose a location close to employment. Another buyer might choose a location based on a school district; and a retired buyer might choose a location near medical facilities.”
