More buyers are deciding to build a new home because they can’t find an existing property in the current low-inventory environment, and the increased demand is prompting home construction to ramp up.

Home buyers flock to new builds in an effort to find more options amid persistently low inventory. More buyers are deciding to build a new home because they can’t find […]

Factors to consider for all my prospective home buyers.

“Once a buyer has determined the type of housing desired, the physical appearance of a house and its location are probably the most important factors in selecting a home. The elements that contribute to the desirability of a community go beyond geographic area.

Five major factors influence the choice of location:

1.Employment opportunities—
Industrial and commercial development offering vocational opportunities is essential if a community is to grow.

2.Cultural advantages—Schools, colleges, places of worship, libraries, theaters, museums, zoos, sports attractions, and parks all constitute a powerful sociological attraction to a given community.

3.Governmental structure—Police and fire protection, sanitation, and utilities (water, gas, and electricity) add to an area’s desirability, as do various quasi-municipal authorities, such as ports, public transportation, antipollution practices, and forest preserves. Real estate tax rates and a city’s plan for and attitude toward growth may affect an area either positively or negatively.

4.Social services—The availability and quality of hospitals, clinics, community centers, and similar facilities also attract buyers to a community.

5.Transportation—A community’s accessibility to people and goods depends on available air, rail, and highway systems. In recent decades, the automobile and truck dominated the transportation industry and made it possible to open new areas for commercial and residential development. Higher energy costs and increased pollution, however, have made the development of better mass transit facilities a greater priority, especially in urban areas. When gasoline prices rise sharply, the railroad attracts renewed interest as an economical means of moving people and freight.

For Example: A buyer in Dallas, because of the commute time, might choose a location close to employment. Another buyer might choose a location based on a school district; and a retired buyer might choose a location near medical facilities.”

Interesting excerpt from some Texas Real Estate Law that I am brushing up on.

“In the past, most homes were single-family dwellings bought by married couples with small children. Today, however, social, demographic, and economic changes have altered the residential real estate market considerably. Many of today’s real estate buyers are single men and women; many are empty-nesters, married couples whose children have moved away from home. Others are unmarried couples and married couples who choose not to have children. Still others are friends or relatives who plan to co-own a home rather than share an apartment lease.”

“Everyone is wondering how much further this housing market can continue to grow,” Roberson says. “So far, it’s still growing. Maybe a little bit slower, but compared to 2019 pre-COVID, it’s still a really good year.”

The housing market in Texas this year is like sitting in the shade in August: slightly cooler but still very hot—especially compared with the rest of the country. This year […]

“What’s happened in the last seven months is that we have seen people who are buying houses at $300,000, now only able to afford homes that are 20% less. Some down to $240,000,”

As the central bank tries to cool inflation, the increasing rates are affecting future homeowners.
