Now that everyone is back in school, the early mornings, packed lunches, homework, practices, and busy schedules are officially back too. 😂

Our son started today, and we hope all of the kids had a great first day and have the best school year ever!

🏡 What Does “Contingent” Actually Mean?

You’ve probably seen a home online marked Contingent and wondered if it’s still available.

It means the seller has accepted an offer, but the sale still depends on certain conditions being completed.

Those conditions could include things like:

🔎 A home inspection
💰 Financing approval
🏠 An appraisal
📄 Title work
🏡 The buyer selling their current home

So is a contingent home completely off the table?

Not always.

Some sellers may still allow showings or accept backup offers while the first contract is being worked through.

Real estate listings come with a LOT of terminology, and knowing what those terms actually mean can make browsing homes a little less confusing.

📊 What is REALLY happening in the Portage County housing market?

We decided to look past the headlines and dig into the actual local numbers, and what we found was pretty interesting.

What does this mean for you?

For sellers: Buyers are still buying and values remain strong, but they're more selective than they were a few years ago. Pricing your home correctly from the beginning matters more than ever.

For buyers: Waiting for the market to crash hasn't paid off. Prices have continued to climb, but homes are taking a little longer to sell, giving buyers more opportunity to negotiate and make thoughtful decisions.

Why is this happening? Higher rates slowed the market for a while, but life doesn't stop because mortgage rates went up. People still need to move, and buyers are still competing for a limited supply of homes.

The result is a market that's strong, active, and more balanced than the frenzy we saw a few years ago.
