We're seeing new home prices dip to their lowest point since July 2021, with the median now at $393,800—actually below existing home prices. Even so, sales haven’t picked up, thanks to the continued challenge of high mortgage rates and affordability issues. Inventory is especially on the rise here in the South, which I’ve noticed firsthand working with both buyers and sellers in North and South Carolina. Right now, higher rates are cooling demand: buyers are wrestling with steeper monthly payments, and many are choosing to wait rather than stretch their budgets. At the same time, pending sales are slipping—fewer house hunters are taking the leap to make an offer. And for those already in their homes with a lower-rate mortgage, it’s tough to justify listing and giving up that advantage. This creates a classic housing stalemate: buyers are holding out for more affordable payments, while sellers hesitate to leave behind favorable loans. It’s a standstill that keeps our market unusually quiet. Having worked as both a buyer’s and listing agent across North and South Carolina, I know these dynamics can be frustrating—but understanding them is the first step toward making smart decisions in any market.

U.S. School-Zone Homes Cost $150K More
One trend I’ve watched closely over the years is how much school zones influence home values—and the numbers for early Q1 through late Q2 2026 make it clear: homes in highly rated school zones carried a steep $150K premium, with the typical price at $580K versus $430K elsewhere. To afford one of these homes, a U.S. household needed an income of $159K, which is about $41K more than what’s required for the average home. For many median-earning families, this meant stretching to dedicate nearly 55% of their income to buy in a top-rated school area, compared to about 40% for homes overall. Only 13% of listings in those school zones were within reach for the median-income household—nationwide, that figure was closer to 28%. These stats highlight both the added value for sellers and the tough choices buyers face. As someone who’s spent years guiding clients through these decisions across North and South Carolina, I always encourage weighing school ratings alongside commute times, total costs, and the unique programs each area offers.

Meanwhile, median list prices fell for the 10th straight month—down 1%—and inventory rose 3.6%. Still, available homes are well below pre-pandemic levels, and affordability remains a real concern for many buyers and sellers. With two decades in real estate across both North and South Carolina, I’ve seen how these market changes can influence your next move. Staying informed about these shifts is essential for making smart decisions, whether you’re planning to buy or sell in the coming months.

More Homes Hit the Market as Demand Cools
We've seen a notable shift in the US housing market over the past month. Between late July and August 23, new home listings edged up by 0.4% week-over-week, and total homes for sale rose 0.5%—the highest we've seen since early Q2. While more homes are becoming available, pending home sales dipped 1.1% to their lowest point in six months. High housing costs are keeping many buyers on the sidelines, even as inventory grows nationwide.

The median home-sale price has climbed 1.9% over the past year, now sitting above $400,000. Meanwhile, average mortgage rates remain close to 7%, their highest in roughly 13 months. This combination of rising inventory and softer demand is creating more favorable conditions for buyers, offering greater room for negotiation—whether that's a price cut or seller concessions—in markets across the country.

From my years guiding clients through shifting markets in both North and South Carolina, I've found that homes lingering on the market for a few weeks often provide buyers with the strongest negotiating leverage. For sellers, realistic pricing—rather than trying to match the peaks of previous years—can make all the difference in securing a successful sale.
