Buyer Tip: Don’t rule out the “needs work” house too fast.

Some Southwest Florida buyers are skipping older homes because they assume repairs are too expensive or impossible to finance.

But depending on the property, the loan program, and the repair plan, a home that needs updates may still be worth a second look.

One option to ask about is an FHA 203(k) loan, which may allow eligible repairs to be included in the mortgage.

Important: FHA is not an easy button. The home still has to meet requirements, the lender has to approve it, and here in Florida, insurance, roof age, and property condition still matter.

But in this market, the house everyone else overlooks may be the one worth investigating.

Message me **FHA** if you’re buying in SWFL and want to know what questions to ask before crossing a home off your list.

Before you fall in love with the kitchen, fall in love with the numbers.
In Southwest Florida, your monthly payment isn’t just the mortgage.
It’s also:
✅ homeowners insurance
✅ flood insurance (maybe)
✅ wind mitigation credits
✅ HOA fees
✅ taxes
✅ roof age and condition
And with hurricane season here, this matters even more.
A house can look affordable online… and feel very different once the insurance quote comes back.
Smart buyer move: get insurance quotes early in the process, especially if the home is older, near water, in a flood zone, or has an aging roof.
Pretty photos get your attention.
The real numbers tell you if it’s a good buy.
