Not every big cabin is a big investment.

When it comes to short term rentals, bigger doesn’t always mean better.

More bedrooms can mean more revenue, but they can also mean higher purchase prices, utilities, maintenance, and furnishing costs.

Before you fall in love with the square footage, look at the location, amenities, views, rental history, guest demand, and comparable properties.

The goal isn’t the biggest cabin. It’s the property where the numbers make sense.

Your house rules shouldn’t make guests feel like they’re signing a contract with a lawyer.

But they still need to protect your investment.

Focus on the rules that actually matter: no parties, quiet hours, maximum occupancy, smoking, and pet policies.

And when a rule matters, explain why. Instead of “Don’t move the furniture,” explain that it helps prevent damage to the floors and furniture.

Make sure your most important rules are communicated before guests book, not buried in a binder after they arrive.

The goal is to protect your property while still making guests feel like they’re on vacation.

Because the best house rules are the ones guests actually read and don’t mind following.

It’s everyone’s favorite time in Tennessee: tax season.

If you own a short-term rental in the Smokies, don’t wait until December 31st to start thinking about your taxes.

The end of the year is a great time to review your rental’s income, expenses, improvements, and overall performance. Are there repairs you’ve been putting off? Upgrades that could improve the guest experience and potentially increase revenue?

It’s also a good time for investors to talk with their CPA about depreciation strategies, including bonus depreciation. Under current federal rules, certain qualifying property acquired and placed in service after January 19, 2025 may be eligible for 100% bonus depreciation.

What qualifies depends on your specific situation, so be sure to discuss your options with your tax professional.

The takeaway? Don’t wait until tax season to start planning for it.
