Just 48 hours after launching the latest co-host listing on Airbnb!

This one is booming super fast and my client is beyond excited🤑

I expect roughly $170k on this one in yr one. And it is just a sleep 12 4Bdr without a pool.

Last year before the updates we made, the previous owner/PM only grossed just over $80k. 1 of those cases where the best deals don’t have great rental history to show.

My client bought this one at $1M because we saw the vision and potential when everyone else was running from that $80k rental history.

Some updates and new management can double income or even more at times. That’s why it’s always sooo important to dig deeper and not just make your buying decisions purely on “what it grossed last yr” like so many buyer’s do.

My client purchased this cabin a couple months ago with me repping him as his buyer’s agent.

This property had been on the market for a while, it needed a vision brought to life to unlock the full potential and boy I think we did it!

Since my client told me he owns a Lego store I suggested we make the basement Lego themed and he of course LOVED the idea and hired my wife’s interior design company RAD-Design to execute the interior redesign of the basement, bedrooms, and living room. And she once again knocked it out of the park😍

The owner named this cabin “PlayWell”, inspired by the origin of LEGO itself. The name LEGO comes from the Danish phrase leg godt, meaning “play well”—a perfect fit for a cabin designed around creativity, imagination, and family fun.

Also, there was a large flat area to the side of the cabin being wasted so I suggested that we do a pickleball court and the owner actually executed that and several other outdoor items himself and did a fantastic job!!

Just my little ole 19yr old 4Bdr 10 minutes off the Pigeon Forge parkway.

On pace for $170k+ this year. Up from last year. Ok view, no pool. Just a fun/functional setup.

Proof that market saturation is not an issue.

Subpar/average listings and poor property management is 80% of the competition and that’s where the saturation is.

So be careful who you hire as a property manager (high performing cohosts are the best bet- Avoid big name PM’s), DO NOT LET YOUR LISTING BE AVERAGE, make sure it stands out!!

ROI on interior design is proven / undeniable!

Don’t be cheap, take the path of least resistance, or be lazy! Put in the work to be successful!

Congratulations to my buyers!!

They got a sweet deal on this one- $144,000 UNDER ASK!

We almost didn’t pursue this one because it was a good bit ($150,000) over my clients max budget but, we discussed and decided to make an aggressive offer and try to get the biggest bang for their buck, and we maximized their buying power.

Like Kobe said- “you miss 100% of the shots you don’t take!”

And this shot was nothin’ but net!
