!PENDING / UNDER CONTRACT!

A couple more STR properties under contract.

One I represent the seller and the other I’m representing the buyer. Both great properties that can sleep up to 20 at great prices.

I now have 8 new properties pending over the last couple of weeks for a total of $7,749,000 and more offers being submitted soon.

There’s definitely some very profitable deals out there if you know what to look for and how to structure it.

And it’s definitely not properties with the highest “proven rental history” that so many look for as must haves!

Those are the ones you’ll most likely pay a premium for vs ones that have room to revamp and add value.

90+% of the time the best deals have the worst OR no history to show.

It just requires you to be able to properly underwrite it by finding and using the right rental comps and not miscalculating expenses.

I have an advantage there personally owning my own Str’s and being a cohost of some high end properties as well as knowing other high performing cohosts and owner operators with good size portfolios that are glad to share “actual” income reports and expenses with me.

Not just a generic inaccurate airdna projection.

Of course you still need a good layout, nice features, and a good location all at the right price with room to add value.

The views from the Dogwood property overlooking Wears Valley are absolutely stunning and that property is pristine with quality finishes that you done see on most builds these days.

The Baden property has a lot of chalet style character, is in a great location with a great layout.

This monster of a cabin is a rental machine with an impressive track record. The buyers of this one will have a solid investment with a HUGE tax benefit in addition to the cashflow.

This single property is equivalent to owning SIX 2bdr rentals! I’d rather take the one 12 bdr any day😎

!CLOSED!

I was able to negotiate $322,000 off of the asking price for my buyer with an additional $50,000 towards closing costs and repairs.

Our initial offer was accepted without a counter with the help of a long detailed message that I sent along with the offer that stated precisely why our offer was the number it was and why we would have to move on to the next property of interest if it wasn’t acceptable.

I also helped further by reviewing the inspection report prior to going back out to the property to put my eyes on issues found (out of state client that couldn’t make it to see the property in person) and personally found a few important issues that the inspector completely missed! So then we included my finds in the inspection negotiations as well and got additional seller credits.

I can’t speak for other buyer agents but I’d say that’s not very common!

Just 48 hours after launching the latest co-host listing on Airbnb!

This one is booming super fast and my client is beyond excited🤑

I expect roughly $170k on this one in yr one. And it is just a sleep 12 4Bdr without a pool.

Last year before the updates we made, the previous owner/PM only grossed just over $80k. 1 of those cases where the best deals don’t have great rental history to show.

My client bought this one at $1M because we saw the vision and potential when everyone else was running from that $80k rental history.

Some updates and new management can double income or even more at times. That’s why it’s always sooo important to dig deeper and not just make your buying decisions purely on “what it grossed last yr” like so many buyer’s do.
