This one definitely kept us on our toes!

I had the opportunity to assist my buyers with a FSBO (For Sale By Owner) transaction, and while we encountered a few surprises along the way and the process took a little longer than expected, I was happy to help both the buyers and sellers navigate the transaction and ultimately get everyone to the closing table! 🙌

✨ REAL ESTATE TIP:
When purchasing a manufactured/mobile home—especially when financing is involved—one important item to verify early in the transaction is the Certificate of Affixture.

Why does it matter?

A Certificate of Affixture helps establish that the manufactured home has been legally affixed to the real property. When the home is being sold with the land and the buyer is obtaining a mortgage, the lender and title company may need to confirm that the home is legally treated as real property rather than separately titled personal property.

Finding out that documentation is missing later in the transaction can mean additional paperwork, title research, and potentially delays in getting to closing. Check early! ✔️

Another huge win for my buyers was being able to utilize the MSHDA First-Time Homebuyer program. They qualified for $10,000 in down payment assistance, which made a tremendous difference for them in purchasing their first home. 🏡❤️

Transactions aren’t always perfectly straightforward—especially FSBOs. Having someone in your corner to help communicate with the lender, title company, sellers, and everyone else involved can make a big difference.

When people see me around, one of the first things I hear is:

“What are you up to now?”
“You’re always so busy.”
“You’re doing too much.”

Sometimes it feels like I’m being crucified for doing the most.

And truthfully… maybe I am doing too much.

But behind all of that hard work are versions of me that I will never forget.

There’s the child in me who remembers wishing I had this or that

The single mom in me who remembers working three jobs just to survive. I remember being three days away from payday and stretching a $5 Hot-N-Ready pizza between my son and me because that was what I could afford.

The girl in me who doubted herself because a boy once told her that no one would ever hire her because of her broken English.

And there’s still that fear in me that never wants to know what it feels like to be broke again.

I also chose a life thousands of miles away from my immediate family. That was a decision I made, and being this far away from them is one of the prices I continue to pay for the life I’ve chosen to build.

So yes ✨ this life can be expensive.

The businesses.
The investments.
The sacrifices.
The plane tickets home.
The time.
The energy.
The hustle.

Expensive? Yes.
Worth the hustle? Absolutely.
