The foam sleeve on the suction line for this AC unit is missing. Missing foam on the suction line can cause energy loss and condensation. This is especially important in an attic, because water will start dripping on the ceiling. It’s a good idea to periodically check these sleeves for breaks and tears.

I can’t see through walls, but sometimes there are clues that can let me know if there’s a problem behind a wall. In this case, there was deteriorated and damaged substrate near the ground behind an EIFS wall system at the exterior of the home. Those two things in combination can equal a bad situation behind the wall!! This is something you do not want to walk into as a new homeowner.

When you have a new roof installed on your home, it’s a good idea to check the vent pipes from heaters and water heaters in the attic. They get moved around during the roof installation and can disconnect from the units. This is a major safety concern and should be corrected immediately!!

This is a situation I come across quite often and is a huge safety concern and fire hazard.
Polyethylene or neoprene foam sleeves should never be in close proximity to a gas water heater vent pipe. Not only does it release harmful gases when melted, it is flammable and can catch fire near the vent pipe.
In this case they were melted all the way to the plumbing supply lines.

A concern that comes up frequently during home inspections is overhanging tree branches. You should always maintain your trees and trim the branches when necessary. This maintenance task can quickly turn into something more serious if left unchecked, especially with the climate conditions in Louisiana.
