I hear that the former Sam's Club in Batavia may have TWO new tenants soon, after 5 years vacant.

The discount warehouse closed in early 2018, after 20 years in Batavia. At the time of closing, the store employed 150 people.

The first tenant, an "Electric Car" dealership ( Who Could it Be??? ) would occupy the front portion of the building.

The company that would occupy the rear of the building intends to operate a self storage facility.

What do you think about the possible addition of these two businesses?

Zillow just predicted a 6.5% Home Price Increase for 2024. Limited inventory of homes for sale remains the big problem... unless you are a Seller. First time home buyers are REALLY feeling the pain with the addition of 7% mortgage interest rates. If you have a need to move, call me...I have a plan!

Here are the Price Ranges Where the Buyers Are the Most Competitive

This Chart shows the Number of Buyer Showings of Homes, by Price Range in Chicagoland over the last 30 days.

A Whopping 72.33% of ALL Showings were on Homes Priced at $400,000 and under.

Rising Interest Rates and the end of the Summer have pushed the majority of activity into the more affordable price ranges.

As a local real estate agent, I am finding is that MANY more homes are being offered "As-Is".

Years back, 'as-is' homes were rare and approached with extreme caution.

But lately I am finding many of these as-is homes decribed as in 'perfect, move-in condition'.

What gives?

Extreme lack of housing inventory has given all the negotiating power to the sellers, and many are taking full advantageof it.

With little to no competition and LOTS of buyers, many sellers are refusing to pay to fix ANYTHING that might need repair or replacing.

It's good to be the King!

A few things to think about when considering buying As-Is:

✅ Agreeing to an As-Is sale DOES NOT mean you should give up the right to a home inspection.

✅NEVER waive the home inspection clause!

The home inspection will give you a professional, third party opinion of the condition of the home.

A thorough home inspection should Identify any hidden issues, which is crucial, as YOU will be responsible for handling repairs after purchase. Your attorney will be able to review the home inspection and advise you about options.

✅Negotiation: Buying as-is may open doors for negotiation. You might be able to leverage the property's condition to secure a better deal, especially if you're skilled at the art of bargaining! 😉

✅Budget Considerations: Remember to allocate funds for potential repairs or upgrades. Understanding the total cost is vital for a well-informed decision.

✅Risk Factor: As-is homes might have unforeseen problems, and if you're not prepared for unexpected challenges and investments, be ready to run, not walk away.

✅ My Recommendation:
Buying a house as-is can be a fantastic opportunity if you're willing to put in some effort and have a clear understanding of the potential risks involved.

Go into it with your eyes wide open.

It's crucial to work with a knowledgeable real estate agent who can guide you through the process and help you make the best decision for you.

Doom and Gloom in the Housing Market?
"How is the Real Estate Market?" is the first things most people ask me. I let the data tell the story. Despite inflation pressures, 2023 foreclosure filings are substantially lower than pre-pandemic levels.
Record low interest rates certainly played a part as many people lowered their monthly payments by refinancing. A very good trend heading into the fall home buying and selling season!

Home Affordability isn't only about Interest Rates...

Since Jan. 2022, Illinois has seen some of the highest home insurance rate increases in the country, according a Wall Street Journal story yesterday.

Some home insurers are raising premiums by double-digit percentages due to damage from changes in weather patterns and climate conditions .

Some reputable insurance companies are leaving states like Florida, due to the high risk. I have family members in central Florida that had their insurance rates rise dramatically.

There are also reports that drone inspections of roofs and exteriors of homes are being done BEFORE insurance companies approve a new customer's policy.
