Illinois just launched a program that could put up to $15,000 in your pocket toward buying your first home. And most people have no idea it exists.
It's called IHDAccess Home, a brand new program from the Illinois Housing Development Authority that went live on March 11th. Here's why it matters:
You get up to 6% of the purchase price (max $15,000) to cover your down payment and closing costs. It comes as a zero-percent interest second mortgage. No monthly payments on it while you live in the home. You don't pay it back until you sell, refinance, or pay off your mortgage.
You need a 640 credit score, you have to be a first-time homebuyer (or a qualifying veteran), and income and purchase price limits apply based on your county. It works with FHA, VA, USDA, and conventional loans and it's available in all 102 counties across Illinois.
If you've been renting and thinking "I can't afford to buy right now" this might change that math for you. The biggest barrier for most first-time buyers is the upfront cash, and this program is designed to knock that wall down.
