👀 **This is the house we DON'T want my buyers immediately scrolling past.**

The ugly one.

Because there's a big difference between **cosmetically dated** and **major problems**.

Paint can change.

Floors can change.

Fixtures can change.

Cabinets can sometimes change without replacing the entire kitchen.

But foundation, electrical, plumbing, roof and major mechanical issues? Those require a different conversation.

When everyone is fighting over the perfectly updated house, sometimes there's an opportunity sitting right next door that everyone overlooked.

You just need to understand what you're actually buying and what it could cost to make it yours.

Our own renovation experience definitely changes the way Ron and I walk through houses with our clients.

Sometimes ugly has potential. 🔨🏡

🏡 **There's a BIG difference between compromising on a house and settling for one.**

Especially when inventory is limited.

We don't want our buyers purchasing a home they don't actually want just because options are limited.

Instead, we start separating the list:

❌ What CAN'T we change?

Location. Budget. Number of bedrooms. Commute. Layout requirements.

🔨 What CAN we change?

Paint. Flooring. Fixtures. Landscaping. An outdated kitchen.

Sometimes the perfect house isn't perfect TODAY.

Sometimes it's the house that can become exactly what you wanted.

And Ron and I know a thing or two about seeing potential in an ugly house. 😂

🏡 PROGRESS CHECK: 7N054 Jackson Avenue, St. Charles

This one is getting closer! We stopped by to check on the progress at our upcoming St. Charles listing, and the transformation is really starting to come together.

This home is getting a complete remodel, including updated bathrooms, new flooring, fresh paint, new appliances, upgraded plumbing and electrical, a finished basement, and more.

And they’re not done yet. 👀

🏡 What happens when the house you're looking for simply isn't for sale?

In our last Tri-Cities inventory update, I mentioned something we call a **Magic Buyer Letter**.

When we're working with a buyer who knows what they want but inventory isn't cooperating, sometimes we go looking for the seller BEFORE their house ever hits the market.

We can identify neighborhoods or homes that might fit and reach out directly to homeowners to see if anyone has been considering selling.

Does it magically produce a house every time? Of course not.

But with roughly 1–2 months of inventory in St. Charles, Geneva and Batavia, we're not interested in simply sitting around waiting for the MLS either.

🏡 Tri-Cities buyers, your frustration is justified.

If you’re searching for a home in St. Charles, Geneva, or Batavia and wondering, “Where are all the houses?” the numbers tell the story.

As of August 2026, months of inventory for detached single-family homes was approximately:

📍 Batavia: 1.0 month
📍 Geneva: 1.1 months
📍 St. Charles: 1.4 months

In simple terms, if no new homes came on the market, the existing inventory could be absorbed in roughly a month to a month and a half.

So while national headlines may talk about rising inventory or shifting toward a buyer’s market, real estate is local. Here in the Tri-Cities, inventory remains tight.

BUYERS: Don’t get discouraged. The right house may simply not be on the market yet.

SELLERS: If you’ve been waiting to sell because you’re worried there aren’t buyers, there are buyers actively waiting for more homes to hit the market.

🏡 VIK TIP: Don’t let your landscaping get too close to your siding!

We’re working on the landscaping at one of our renovation projects, and Ron pointed out something homeowners sometimes overlook:

👉 You generally want to maintain about 6 inches of clearance between the ground/landscaping and your siding.

Why does it matter?

When soil, mulch or landscaping is piled too high against the house, it can create conditions for:
• Moisture intrusion
• Siding deterioration and rot
• Mold and mildew
• Insects and other pests

One cool thing about this older home is that it has three exposed courses of concrete block above grade, creating a nice buffer between the landscaping and the exterior siding.

It may not be the prettiest part of a house, but details like this can make a BIG difference over time.

Buying, selling, investing or renovating, knowing what to look for matters.

🏡 Vik Tip of the day: Keep the mulch down and the siding up.
