Thompson Farm is positioned near Toyota Motor Manufacturing Kentucky and approximately 1.5 miles from I-75, giving this once-rural property extraordinary proximity to one of Kentucky's most important manufacturing and logistics corridors. Current marketing identifies potential uses including industrial, distribution and warehouse development, while the property remains agriculturally zoned today.
But Toyota is only the beginning.
🏗️ THE 161±-ACRE DEVELOPMENT HAPPENING IN FRONT OF THOMPSON FARM CHANGES THE CONVERSATION.
The neighboring project at 892 Old Delaplain Road began appearing in public records as Legacy Run Commerce Park.
Today, it is being marketed as Oxford Crossing Commerce Park, a 161±-acre master-planned industrial development.
And this isn't simply conceptual land being advertised with a pretty rendering.
Public records show the project has been working through the serious development process: I-1 zoning, a federal USACE 404 permit, preliminary development-plan approval and major road/infrastructure planning.
Current Oxford Crossing marketing describes capacity for more than 2.2 MILLION square feet at full buildout, including approximately 1.49 million square feet in Phase I.
Think about that for a moment.
More than 2.2 million potential square feet of industrial development is being planned immediately in this corridor.
And Thompson Farm sits behind that emerging commerce park.
🛣️ THEN CAME THE INFRASTRUCTURE.
This may be one of the most important pieces of the entire story.
The developer told the City of Georgetown that approximately 1.5 miles of city, county and state streets would need to be upgraded, redirected or newly constructed to accommodate anticipated industrial traffic. Preliminary road designs cited in the city's records estimated roughly $5 million in public improvements.
Then Kentucky took action.
The Commonwealth's enacted 2026 legislation appropriated:
$3,000,000 to the City of Georgetown specifically for public roadway improvements surrounding the Legacy Run Commerce Park site.
That isn't speculation.
That's Kentucky law.
Georgetown's mayor subsequently reported that the $3 million state appropriation had been approved and stated his intention to propose an additional $500,000 in city funding for the project.
That matters because infrastructure doesn't simply move cars and trucks. Infrastructure creates access. Access attracts investment.Investment creates demand.
And demand can fundamentally change the value proposition of strategically positioned land.
🟣 THAT BRINGS US BACK TO THOMPSON FARM.
The property totals 40.40± acres across four identified parcels:
185-40-001.000 • 185-40-001.001 • 185-40-004.000 • 185-40-006.000.
It remains agricultural today, and that distinction is important.
We are not advertising Thompson Farm as entitled industrial property. We are advertising something potentially much more interesting to the right buyer: land positioned beside an industrial corridor undergoing substantial investment and development.
Previous commercial marketing identified approximately 13 acres within the Georgetown–Scott County Comprehensive Plan Future Land Use area indicating potential industrial use, while surrounding property to the south and west was described as I-1 and within Georgetown's municipal boundaries. Future Land Use is not zoning and does not guarantee rezoning, but for a sophisticated land buyer, it is absolutely part of the due-diligence conversation.
The property's physical character tells another part of the story: cleared acreage, rolling and gently sloping ground, wooded areas, pasture and existing rural improvements, and the remnants of the farm that existed long before industrial development arrived at its doorstep.
🌳 AND THAT MAY BE WHAT I LOVE MOST ABOUT THIS PROPERTY.
Before Toyota.
Before Oxford Crossing.
Before industrial development plans, interstate logistics, zoning maps, infrastructure appropriations and multimillion-square-foot concepts...
there was Cranetown.
There was farmland.
There were families who worked it.
And according to Ed Thompson, generations of their family history are tied to this ground going back to the 1800s.
Now, the landscape around that farm is changing.
The soybean fields in front of it are becoming part of a major industrial-development story. They're scheduled to be wrapped up by October 1, according to an inside source.
Public dollars are being committed to surrounding road infrastructure.
A 161±-acre neighboring industrial park is being positioned for more than 2.2 million square feet of potential development.
Toyota continues operating just beyond the corridor.
I-75 sits approximately 1.5 miles away.
And behind all of it remains 40.40± acres of Thompson Farm.
That is why I don't believe the right question is simply:
“What is 40 acres of agricultural land worth today?”
The more compelling question for an investor, developer or industrial user is:
“What could strategically positioned land here become tomorrow?”
Because sometimes the most valuable real estate isn't the property already developed.
It's the ground sitting immediately behind what comes next.
