This transaction is a great reminder that successful real estate deals aren't just about marketing a property—they're about solving problems when unexpected issues arise.

When my sellers hired me, they had previously listed the property with another agent and left the experience frustrated and disappointed. My goal was to earn their trust and deliver the results they were looking for.

This one-of-a-kind property sits on more than 2 acres and was formerly operated as a micro-farm, complete with livestock and plenty of character. The home itself features a unique reverse floor plan, with the main living areas and bedrooms located on the second floor to maximize the stunning views.

Through strategic pricing, marketing, and negotiation, we generated multiple offers above asking price and secured a strong contract for my sellers.

Then, just two weeks before closing, an unexpected issue surfaced. A newly completed survey revealed discrepancies when compared to the previous survey. While the issue wasn't severe enough to derail the transaction, it created a very real risk of delaying the closing—something neither party could afford given their timelines.

Rather than accepting a delay, I developed an escrow holdback solution that addressed the concerns surrounding the survey while allowing both parties to move forward with the closing as scheduled.

The result? A successful on-time closing for both the buyers and sellers. ✅

Real estate is about much more than opening doors and filling out contracts. It's about anticipating challenges, navigating obstacles, and finding solutions when the unexpected happens.
