🏡 WHY ARE MORTGAGE RATES WHERE THEY ARE RIGHT NOW?

If you’re waiting for mortgage rates to drop dramatically before buying a home, you may be waiting longer than you think.

But there’s an important number working in your favor right now: the mortgage rate spread.

📉 Here’s the simple version:

Mortgage rates tend to follow the 10-year Treasury yield. The difference between the two is called the spread.

Historically, that spread has averaged about 1.76 percentage points.

In 2023, the spread ballooned to around 3.19 points, helping push mortgage rates significantly higher.

Today, the spread has narrowed to roughly 2.01 points.

That matters.

With the current 10-year Treasury yield around 4.68%:

🔴 If the spread were still as wide as it was in 2023 → mortgage rates could be approaching 8%

🟡 With today's narrower spread → rates are around 6.69%

🟢 If the spread returned to its long-term average → rates would be around 6.5%

So while everyone would love to see mortgage rates drop significantly, the reality is that much of the improvement we could reasonably expect from a narrowing spread has already happened.

The good news? Rates are considerably better than they could have been.

And waiting for a huge rate drop may not be the best strategy—especially if the right home and the right numbers make sense for you today.

💡 Remember: You can always refinance later if rates improve. But you can't go back and buy today's home at today's price.

The Tale of Two Listings 🏡

Last week, I had 2 listing appointments.

Both sellers had interviewed multiple agents, and both ultimately decided they wanted me to represent them. I was honored by both opportunities—but I accepted one listing and respectfully declined the other.

Interestingly, the listing I declined was a 2,800-square-foot home expected to be priced in the low $600s, while the one I accepted is a 1,500-square-foot home expected to be listed around $325,000.

Both properties are in areas with a significant amount of competing inventory.

So why did I turn down the more expensive listing?

There were several red flags:

1️⃣ The seller had already gone through several Realtors in succession.

2️⃣ There had not been a comparable resale home of similar size sold in that neighborhood in the past 90 days.

3️⃣ The property didn't have a particular feature that would make it stand out from the competition.

4️⃣ The home's furnishings and presentation weren't consistent with what buyers would expect at that price point.

5️⃣ Most importantly, the seller was expecting the Realtor to perform a miracle.

And that's something I believe is important to talk about.

I've always been confident in my ability to market and sell homes. But confidence doesn't mean promising something I don't believe is realistic.

Today's Central Texas market has a lot of inventory, and buyers have options. Sometimes the biggest challenge isn't getting a property listed—it's making the property compelling enough for a buyer to choose it over the many other homes available.

A great Realtor should absolutely bring strong marketing, pricing strategy, negotiation skills, market knowledge and persistence to the table.

But a Realtor cannot manufacture demand where there isn't any.

The moral of the story?

Don't just hire the Realtor who tells you what you want to hear.

Hire the Realtor who is willing to tell you what you need to hear—even when it's not what you want to hear.

Sometimes the best service a Realtor can provide is an honest conversation before you ever put the sign in the yard.
