Three out of four homes in Texas real estate markets sold below asking price last year, making Texas one of the most buyer-friendly housing markets in the country. According to Redfin, nearly 80% of homes across Austin, Dallas, Houston, and Fort Worth traded at a discount, with Austin leading the state—over 82% of homes sold under list price, and average price cuts around 9%.

But here’s my professional take 👇
👉 I believe the decline in median home prices is largely due to overbuilding by builders—not interest rates. Central Texas, especially Williamson County and the Austin suburbs, has seen a surge of new construction inventory. That added supply is what’s applying downward pressure on prices.

What does this mean for you?

🔹 For Sellers:
Pricing strategy matters more than ever. I don’t mean pricing low from day one—but you must be prepared to make strategic pricing adjustments based on market feedback. Homes that ignore market reaction tend to sit, and sitting costs money.

🔹 For Buyers:
This window won’t last forever. Overbuilding is temporary. Once builders slow down, inventory tightens—and that can push median home prices back up. Buyers who act strategically now may benefit from pricing flexibility, concessions, and negotiation power that didn’t exist a few years ago.

Despite the headlines, the Austin housing market is not “in trouble.” It’s normalizing after the 2022 peak. In fact, prices and sales within Austin city limits remained relatively stable last year—while surrounding areas adjusted due to heavy new inventory.
