One thing I’ve learned working in property management — maintenance can make or break a property.
You can have strong leasing, great pricing, and good marketing…
but if maintenance is not consistent and accountable, it becomes very difficult to keep residents happy and maintain occupancy.
The impact shows quickly:
• Work orders are delayed or not fully completed
• Residents lose trust and satisfaction drops
• Reviews start to reflect those experiences
• Unit turns slow down, affecting leasing
• Retention becomes harder to maintain
Everything is connected.
Occupancy is not just about leasing — it’s about the full resident experience.
Maintenance is not just support.
It is a key part of operations and overall performance.
And just as important —
accountability must be supported at every level of leadership.
When concerns are raised, there has to be follow-through, alignment, and action.
That’s how teams improve, and that’s how communities succeed.
To be successful, we need:
• Accountability
• Clear communication
• Timely ex*****on
• Attention to detail
At the end of the day, we are not just managing units —
we are responsible for people’s homes.
