Staying on top of home maintenance is key to keeping your property in great shape and avoiding costly repairs. A regular schedule makes it easy to care for your home all year round!

1. Start with Monthly Tasks 📅
Set reminders for basic tasks like checking your HVAC filters, cleaning kitchen appliances, and inspecting plumbing for any leaks. Keeping up with these small jobs can save you big in the long run.

2. Quarterly Check-Ins 🔍
Every few months, inspect your gutters, test smoke and carbon monoxide detectors, and make sure your home’s exterior is looking good. Keeping an eye on these areas helps prevent bigger issues from building up.

3. Seasonal Maintenance 🌦️
Plan ahead for each season! In the spring, tackle yard cleanup and HVAC servicing. During summer, it’s a great time to check for roof damage and clean windows. Fall is perfect for prepping your home for colder weather, and winter is all about protecting your home from freezing temperatures.

4. Annual Projects 🏡
Dedicate time each year for bigger tasks like servicing your water heater, cleaning your chimney, or scheduling a deep clean for your carpets. These once-a-year projects help keep your home in tip-top shape.

By spreading out tasks throughout the year, you’ll keep your home running smoothly without feeling overwhelmed!

As you embark on the exciting journey of buying or selling a home, understanding the negotiable terms in a contract is essential.

Here are some key terms that can be negotiated to ensure a favorable outcome for all parties involved:

💲Purchase Price: The cornerstone of negotiation, the purchase price can be adjusted to find common ground between the buyer and seller. Balancing market trends and property value, this is where the negotiation dance begins.

📅 Closing Date: Flexibility with the closing date can be negotiated based on your circumstances. Sellers might prefer a quick closing, while buyers may need more time for financing or other preparations.

🗒️ Contingencies: These are conditions that must be met for the sale to proceed. Common contingencies include home inspections, appraisals, and mortgage approvals. Negotiating the terms and deadlines for these contingencies ensures a smooth process.

🛠️ Repairs and Credits: After a home inspection, repairs or credits for repairs can be negotiated based on the inspection findings. This negotiation addresses the cost and responsibility for necessary fixes.

Inclusions and Exclusions: Negotiating what's included or excluded in the sale can prevent misunderstandings. This includes appliances, fixtures, and any personal property that might affect the transaction.

🎁 Seller Concessions: In some cases, sellers may offer concessions to assist buyers with closing costs or other expenses. This negotiation can make the transaction more feasible for the buyer.

📝 By understanding these negotiable terms, you're empowered to make informed decisions that align with your goals. Remember, negotiation is a collaborative process aimed at achieving a win-win scenario for both parties.

As your trusted guides, we're here to ensure every contract reflects your best interests. Let's navigate the negotiation table with confidence and secure your dream home or successful sale. 🏡🤝

Because when you love what you do, even lunch comes with a side of real estate. 🤍🔑

💧 NEW HOMEOWNER TIP #2: FIND YOUR WATER SHUT-OFF VALVE! 🏡

You’ve got the keys… now it’s time to get to know your new home!

TIP #2: KNOW WHERE YOUR MAIN WATER SHUT-OFF VALVE IS. 💦

A burst pipe or unexpected leak is NOT the time to start wondering, “Where do I turn off the water?!” 😳

Take a few minutes when you move in to:
💧 Locate the main water shut-off valve
🔧 Make sure you know how to turn it off
👨‍👩‍👧‍👦 Show everyone in the household where it is
📸 Snap a photo so you can easily remember
