What’s happening in the real estate market?

While it’s too early to give this call with absolute finality, there are signs that we have passed the bottom of the market and are now moving back in the other direction. For those waiting for the bottom to buy, this may be one of our first indicators.

I feel and see things in the market, and then confirm that it's market-wide with the stats. Earlier this spring, you could see more activity than in previous years, and our stats have confirmed it. Pendings are up 15-17% YOY, and sales are up around 7% YOY. Most importantly, this is the first time since 2021 that inventory levels have not increased YOY.

A little refresher if you haven’t been following my periodic updates over the years. I spend a lot of time watching our inventory levels because they show supply and demand. This is a huge predictor of values and impacts pricing. Inventory is the number of homes for sale, and I look at our months of inventory. During the COVID-crazy market, we had about 1-3 weeks of inventory. Today, the Austin metro market is sitting at about 5.4 months. Last year it was 5.7 months at this time. This means if no new homes came on the market, we would run out of homes to sell in 5.4 months. At this inventory level, we will not see much change in pricing as buyers still have plenty of homes to choose from. This is the first time since the market has slowed post-COVID crazy that inventory levels have not increased YOY. Once we see that inventory levels are consistent at this level and slowly decline, we will know that the market bottom is now in the rearview mirror.

There are still many buyers who would love to move but are locked into a low interest rate, and a move-up home, which was affordable for many years, is no longer an option due to the high cost.

For the buyers who can or need to purchase they are more active this year than they have been.

Sellers, it is important to focus on the basics to get your home sold. Properly maintain your home to what your budget allows, price it for the market, and ensure the home shows as well as possible.
