Appraised Value vs. Assessed Value — What’s the Difference?

These two numbers can sound similar, but they serve very different purposes in real estate.

Appraised Value is an estimate of your home’s current market value. If you’re using financing to purchase a home, the lender will typically require an appraisal. In most cases, the home needs to appraise at or above the purchase price for the financing to move forward as planned.

Assessed Value, on the other hand, is the value used by your local appraisal district to help determine your property taxes. While it can give you a general idea of a property’s value, it isn’t the same thing as a current market appraisal.

The important takeaway: your appraised value can directly impact a home purchase or sale, while your assessed value primarily impacts your property taxes.

And neither number should automatically be treated as the exact price your home would sell for today.

Summer may be winding down, but I’m not quite ready to give up the slow mornings, long evenings, and all the things that make Hill Country living so special.

If I could choose 5 places to spend the rest of summer, here’s where you’d find me:

1. On the back porch with coffee in hand-
Soaking up those quiet mornings before school schedules, practices, and busy routines take over again.

2. In a backyard with a Hill Country view-
A little land, a big sky, and a sunset that makes you want to stay outside just a little longer.

3. Poolside at home-
Because when you live in Texas, a backyard pool isn’t just a bonus in August…it’s where everyone wants to be.

4. Wandering through our local shops-
Grabbing lunch, shopping local, and enjoying the small-town places that give Burnet and the Highland Lakes their personality.

5. On the couch with the family-
AC turned down, something good on TV, everyone together, and nowhere else we need to be.

That’s one of my favorite things about real estate — a home isn’t just bedrooms, bathrooms, and square footage. It’s the porch where you drink your morning coffee, the backyard where everyone gathers, the pool you live in all summer, and the living room where your family slows down at the end of the day.
