This is the conversation I have with every single buyer, because it's the one that can undo everything else. 🔑
Wire fraud in real estate is devastatingly simple. Criminals wait until you're in escrow and expecting instructions, then send an email that looks like it came from your escrow company or agent. Same branding, same tone, one small change: where your money goes.

Here's how you stay protected:
✅ Treat any change to wiring instructions as a red flag
✅ Never trust wiring details from email alone
✅ Call your escrow officer (or agent) at a number you already have, not one from the message
✅ Slow down. Urgency is the scammer's best tool

Once money is wired, it's often gone for good. That's why I walk my buyers through this early, so a fraudulent message never has a chance to blend in.

In our foothill counties, wildfire risk scoring means a home you love might be hard, or expensive, to insure, and buyers often don't find out until they're deep into escrow. The good news: this is almost always avoidable with the right timing.
A few things I always tell my buyers:
▪️ Get a real insurance quote before making the offer or at least during your contingency period
▪️ Ask about the property's fire risk score early
▪️ Don't assume the seller's carrier will cover you
▪️ If standard coverage falls through, the FAIR Plan is a bridge, not a dead end
