Mortgage rates are edging into the high 5s.

Nationwide mortgage applications are already up 16%.

And locally? I’m seeing 5–9 offers on homes in Danvers and Nashua.

The bottleneck hasn’t changed:
We still don’t have enough homes for sale.

Lower rates don’t automatically make the market easier.

How to identify ice dams:
👉Thick ridges of ice forming along the edges of the roof
👉Large icicles hanging from gutters or eaves
👉Water stains on ceilings or walls near exterior edges
👉Peeling paint or damp insulation in the attic
If you’re seeing these, it’s more than a cosmetic issue.

What are ice dams?
Ice dams form when heat escapes from your home, melting snow on the roof. That water refreezes at the colder roof edges, creating a “dam” that traps additional melting snow behind it.

Why they’re bad:
👉Water can back up under shingles and leak into ceilings and walls
👉Insulation and drywall can be damaged
👉Mold risk increases
👉Repairs often cost far more than prevention
How to fix (and prevent) them:
👍Seal & insulate the attic to keep roof temperatures consistent
👍Improve ventilation to release trapped heat and keep the roof deck cold
👍Safely remove snow after heavy storms (roof rake from the ground)
👍Call a professional if ice has already formed—chipping can cause roof damage
👍Next Summer install ice melting cables along the bottom of your roof

Sometimes, the answer is patience. My client called me in the spring because he didn't want to be a landlord anymore, and that after the current tenants left, he wanted to sell his condo in Danvers. We priced the properly aggressively, just as the summer market slowed... and then we waited. We knew we had the right price - it was just a matter of time for that right buyer to show up. And they did! And today my client sold his condo for the price where he was comfortable! Congratulations, Sean!
