SOLD in Summercrest! 🏡

This one came with a little last-minute problem solving.

We had already negotiated a $1,000 seller contribution toward replacing the water heater. Then the APPRAISER required a plumber to verify that the existing water heater was functional before we could move forward.

Rather than let that derail the deal, I found a plumber who could replace the water heater for $400–$600 less than the other quotes and was even willing to be paid at closing.

It ended up being a win for everyone: my seller didn’t pay anything beyond the $1,000 we had already negotiated, the buyer covered the difference and got a brand-new water heater, and we kept the closing moving forward.

That’s the part of real estate I love: finding solutions that get everyone to the closing table. ❤️
