Reminder: if you can't be a homeowner yet, you can still have an agent you love.

This is one of the biggest mistakes I see future homebuyers make. They wait to find an agent until they find a house!

You wouldn't wait to go to the orthodontist until your teeth were aligned. You wouldn't wait to go to the eye doctor until you could see. And you wouldn't wait to go to the gym until you were fit, right?

So don't wait to connect with an agent until what you want is right in front of you!

The whole point of going to a professional is to benefit from their expertise from beginning to end. They have a plan to get you to where you want to go, and they have the experience to get you there successfully.

It's not uncommon for me to talk with a client for a year or two (or sometimes more!) until they're ready to make a move. But all that time, I'm walking them through the process and educating them along the way so that when it's finally "go-time," they're totally prepared and ready for homeownership!

What if I told you it didn't have to be this way? What if I told you there's *still* a chance for you to find a home you love AND can afford?

The biggest mistake buyers are making right now is counting themselves out. Because yes, rates are higher than they were two years ago, but they are always fluctuating.

Even the slightest dip in interest rates can make a huge difference on your monthly note.

For example, let's look at a 7% vs 6% rate on a 300k 30 year mortgage.

At 7% with no money down, you're looking at about a $1,996 monthly payment.

But at just one percent lower, a 6% rate would make your payment about $1,500.00

That's nearly a $500 a month difference in payment!

The only way to achieve your dream of homeownership is to keep pressing forward. Yes, you might have to miss out on a few homes you love because the rates were too high, but at some point, the stars will likely align and you'll find a house you love AND can afford!

The key is to not give up and have an agent on your side who remains patient and proactive on your behalf.

Your *Homeowner Era* could be just a few steps away!

"Yeah, but what steps?" you may be thinking.

I got you 😉

First, you'll want to talk to your agent (It's me! Hi!) so you can get a plan made just for you. This step is important because you want to make sure the budget and type of home and location you have in mind are realistic and attainable!

Then, you'll get connected with a lender (or two or three so you can shop rates and any possible programs you may qualify for!) They'll give you your budget or give you some ideas on what you can do to get qualified for a larger amount. Think: improving credit score, paying off debt, etc.

Bonus tip: if you can't get pre-approved just yet, look for a lender who gives you a PLAN to get you on track. If they just leave you hangin' and don't give you any ideas on what you can do to become a homeowner, that's a red flag 🚩 You want a lender who does their due diligence and has your best interest in mind!

Now you've got your agent and your lender and your pre-approval. YAY! It's officially time to start house shopping! You'll get set up on a search that meets your home wish list criteria and hopefully find the home for you soon!

Once you do, I'll walk you through your offer, any negotiations, inspection, and so on! I'm there with you every step of the way all the way to closing day so you can *finally* get your keys and move into your new home.

Hopefully you know by now that you DON'T need to put 20% down on a house in order to become a homeowner.

This has been a GAME CHANGER for homeowners around the nation which has been awesome. But what most people AREN'T talking about is a little thing called PMI or private mortgage insurance.

(Ugh, there's always a catch!) But keep reading!

If you have a conventional loan and put less than 20% down, you're most likely paying PMI which protects the lender in case you stop making house payments (but you would never do that, right!?)

There are a few ways to avoid paying PMI though (which can be $100-250 a month on top of your monthly payment!) 😩

First, you could opt to save up and put a larger down payment down on your house so that the mortgage's loan-to-value (LTV) ratio is 80%. (Ex: if your new home costs $180,000, you would need to put down at least $36,000 to avoid paying PMI)

You could also talk to your lender about doing a piggyback mortgage where a second mortgage is taken out at the same time as the first mortgage. This lowers the LTV ratio so you can say "bye bye bye" to PMI.

There are also programs occasionally available from lenders where you can avoid paying PMI if you meet certain criteria. This is why I encourage all my buyers to reach out to the lenders I often work with because you never know if there is a deal you qualify for!
