June was HOT weather wise, but as far as DOM, the market is cooling down. For sellers this means doing everything you can to be ready BEFORE your home hits the market. Staging, cleaning, doing any projects? They need to be completed before you list. Gone is the day where we could "test" out a higher list price, and see how it goes. Now a higher price just leads to stagnant showings and the home on the market for an extended time.
Average days on market depends on the city, but most are at 35 days or more now.
As for my fellow listing agents, anyone else feel like you are dating buyers agents right now? I feel like I am courting people. If you prefer flowers I can make that happen.
