Right now, there’s more inventory in a lot of markets — which means buyers have choices. And in a sea of inventory, the homes that sell are the ones that stand out… with the right price and the right presentation.⁠

One of the most expensive myths I hear:⁠
“Let’s list a little high so we have wiggle room.”⁠

Here’s what overpricing actually does (and none of it is fun):⁠

You miss the best buyers first. The first 7–10 days is when your listing gets the most attention. If it’s overpriced, the serious buyers swipe right past it.⁠

Online shoppers compare you in seconds. You’re not competing with “what you need to get.” You’re competing with the other homes they can tour this weekend.⁠

You end up chasing the market downward. Price cuts don’t feel like strategy when you’re doing them because the phone stopped ringing.⁠

Appraisal becomes a problem. Even if you get an offer, the house still has to justify the number.⁠

You may see “under 6%” headlines and compared to closer-to-7% rates, that difference matters a LOT for affordability.⁠

Why it matters: ⁠

A 1% rate change is roughly +$66/month per $100,000 borrowed (principal + interest).⁠

Example on a $350,000 loan: 🏡⁠

6% ≈ $2,098/mo⁠

7% ≈ $2,329/mo⁠

That’s about $230/month more for the same house. 🤯⁠

The other problem: when rates drop, competition rises⁠

When rates dip, more buyers jump back in → more multiple offers → prices can climb → buyers often lose negotiating power. ⁠

Right now, sellers may be more willing to help because days on market is a bit higher than in years past.⁠

In a more rate-sensitive market, sellers are often more open to closing cost credits, rate buydowns, repair credits, and price adjustments to get the deal done.⁠

My Realtor take: If the payment works today, it can be smarter to negotiate concessions now—and refinance later if rates fall. (You can’t refinance a home you didn’t buy. 😉)⁠

Buyers compare EVERYTHING - condition, updates, layout, location, and yes… what your home doesn’t have. 👀🔍⁠

And here’s the part most sellers don’t realize:⁠

If your home needs repairs but it’s priced like it doesn’t… buyers will either:⁠

✅ walk away 🚪⁠
✅ offer less 💸⁠
✅ ask for big repair credits after inspections 🧾🔧⁠
✅ or choose the “same price, better condition” home down the street 🏠✨⁠

Being honest about what your home lacks isn’t negative, it’s strategic. ✅⁠
