In May, the agents in our Crye-Leike Germantown office closed 64 homes for $33.4 million in sales across the Memphis metro — up from 40 homes and $17.7 million the same month a year ago. That's an 89% jump in sales volume.
So the next time you hear "the market is bad," remember: real estate is local. Buyers are buying and sellers are selling all over the metro — and our agents are right in the middle of it.

Germantown Market Update — May 2026 🏡
Germantown is moving: 86 homes sold this May vs. 75 a year ago — about 15% more activity. But the two zip codes told very different price stories.
📍 38138 — Average price rose ~5% to $555,854. The catch? Homes simply sold bigger this year. Price per square foot held flat at ~$187 — so buyers are paying for more house, not a premium per foot.
📍 38139 — The upper end cooled. Average price slipped ~5% to $721,977, and price per square foot dropped ~6.5% to ~$186. That's genuine softening — and a real window to negotiate that wasn't here a year ago.
The takeaway: more homes are trading hands, and in the higher bracket, pricing has eased. If you've been waiting on the sidelines, that's worth a conversation. And remember — you can always refinance the rate. But you can never go back and reduce the price you paid.
