Huge congrats on an amazing investment! My client purchased this duplex 5 years ago for under $250k. Put a lot of work into it and rented it out very successfully for the next 5 years.
Decided it was time to reap the rewards and sell. Within 2 days we got an offer for well over double what he paid for it. On Friday, this duplex closed at a purchase price of $600k. Not too shabby of an investment!

When do I have to pay Capital Gains Tax? 💰

1. No Capital Gains Tax
2. Short-term Capital Gains Tax
3. Long-term Capital Gains Tax

We came in hot and heavy for this one and my clients were able to beat out 8 other offers!!🤩
✅We preinspected before writing our offer. (This let’s the seller know we won’t have to deal with inspection items after we have mutual acceptance). It’s great to have inspectors that can jump on it ASAP.
✅Quick 21 day closing. In order to do this, appraisal has to be rush ordered and clients need to be fully underwritten.
✅Strong low appraisal addendum. In case appraisal comes in low, this gives the seller assurance that they will get close to full purchase price.
✅And of course, I used my sweet sweet skills to present our offer in the BEST light!
