U.S. cities where house flipping delivers the best returns in 2026
House flipping can be a rewarding strategy, but recent numbers highlight a shifting landscape. In 2026, average profits from home flips have dropped to $66,000, with margins tightening to 25.4%. Renovation timelines have stretched—flips now take about 165 days to sell—and over 60% of these deals are being done with cash, reflecting just how challenging financing has become. As always, location is a major factor in determining your outcome. In my experience guiding clients through investment properties across Gig Harbor, Silverdale, and Western Washington, I’ve seen firsthand how local market dynamics and smart timing can make all the difference. For anyone considering a flip, it’s more important than ever to approach each opportunity with careful analysis and a clear understanding of the neighborhood you’re investing in.

How Buyers Can Navigate Today’s Rate Gap Successfully
I often hear from buyers who are anxious about mortgage rates, and it's understandable—many are overestimating where rates actually stand. On average, this leads to a delay of about 13 months before moving forward with a purchase, even while rates have hovered near 6.5%. During this time, we've seen both home prices and rents rise, making it even tougher to find the right fit. As someone who has navigated the Gig Harbor and Western Washington markets for over two decades, I can assure you that experts view rates in the 5%–6% range as quite normal. There are creative options, like using discount points or exploring down payment assistance, that can make a difference. My approach is always tailored to your needs, helping you understand the realities of our market and explore every avenue available.

New listings hit a four-year high
We're seeing a notable shift in the US housing market, with new listings reaching their highest point in four years—an 8% rise since August 2022. Active listings are approaching balanced territory, while pending sales have dipped to a low. Even as median home prices continue to edge up by 2.2%, mortgage rates holding at 6.66% are putting additional pressure on affordability for many buyers. As someone who's helped clients navigate the ebbs and flows of Western Washington's real estate for over two decades, I know how important it is to stay informed and strategic. Whether you're considering selling, making a move, or just keeping an eye on the local market, understanding these trends can make all the difference in your decision-making.

US Confidence Hits Seven-Mo Low
As someone who has guided buyers and sellers through many market cycles in Western Washington, I’m always watching consumer confidence—because it often shapes real estate decisions in our area. Recently, US consumer confidence slipped to a seven-month low, even as people felt slightly better about their current situation. The present-conditions index rose about 7 points to 121, but expectations for the months ahead dropped by 6 points to 68, a level that’s historically been linked to recession concerns.

Early in Q3, employers trimmed 23,000 jobs and unemployment ticked up to around 4%—not because hiring picked up, but mostly because more people left the workforce. Despite these headwinds, homebuying expectations only eased a little in mid-Q3 and even continued rising. Around 61% of consumers still anticipate higher interest rates, and with federal policymakers holding rates steady, it looks like borrowing costs will remain elevated through year-end.

For anyone navigating our local market, understanding these trends can help you make more informed decisions. I remain committed to providing clear insight and steady guidance, no matter what shifts may come.

More Homes Hit the Market as Demand Cools
In recent weeks, we’ve seen a subtle but important shift in the national housing market: new listings rose by 0.4% and total homes for sale edged up 0.5%, marking the highest inventory levels since early in the second quarter. At the same time, pending home sales dipped by 1.1% to a six-month low—largely a reflection of higher housing costs, with the median sale price up 1.9% year-over-year to just over $400,000 and average mortgage rates hovering near 7%, their highest point in over a year.

For those actively searching, this environment has opened up more opportunities to negotiate on price or request concessions, especially for homes that have been on the market several weeks. Sellers, on the other hand, are finding the most success when they set realistic prices that reflect today’s market—not last year’s peaks.

With more than two decades of experience helping buyers and sellers navigate changing conditions in Western Washington, I know that timing and strategy are key. Whether you’re considering making a move or just want to understand what these trends mean locally, I’m always here to share insight and guidance tailored to your goals.

Mortgage Rate Forecast: Predictions for the Housing Market Through 2028
Looking ahead to the housing market through 2028, it appears that the 30-year fixed mortgage rate will hover in the mid-6% range. This means we’re unlikely to see significant drops in rates for some time. For buyers and sellers here in Western Washington, this steady environment will likely translate to modest increases in home prices, with more inventory helping to balance out competition. If you’re considering refinancing, current projections suggest the benefits may be minimal—unless you’re switching loan types or planning to tap into your home’s equity. As someone who’s spent over two decades navigating our local market’s ups and downs, I know how important it is to plan ahead with the right information. Every market brings opportunities, and understanding these trends can help you make the most informed decisions for your next move.

US Luxury Home Sales Vary Widely
The luxury home market across the U.S. reveals remarkable variety in both pricing and activity. Recent data from a listings platform highlights just how diverse top-tier transactions are, with sales ranging from $3.7 million all the way up to a staggering $130 million in major metro areas. The highest sale reached $130M, followed by notable deals at $47M, $40.2M, $40M, $21.2M, $19M, $18M, and $17.5M. Some standout markets had all of their top five sales above $10M, underscoring how deep luxury demand runs in those areas. Interestingly, one metro showed a very tight spread among its five priciest homes, with sales clustered between $24M and $40M, which speaks to its consistent high-end appeal.

As someone who has spent over two decades helping clients navigate everything from first homes to luxury estates, I find these numbers fascinating—and a reminder of how each market has its own unique rhythm. This snapshot reflects publicly marketed properties, so it may not capture all the off-market or private deals, and in nondisclosure states, top figures reflect listing prices rather than closed sales. For those exploring the luxury segment here in Western Washington, it’s always worth remembering that local expertise and close market knowledge make all the difference.

Builder Incentives Boost Opportunities for New-Home Buyers
Even with a variety of builder incentives available, we've seen mortgage applications for new homes dip by 5.7% year-over-year and 1% from June to July. New single-family home sales are down 3%, and housing starts have dropped nearly 10%. Although permits inched up, they're still hovering near a three-year low. As someone who’s guided clients through the ups and downs of Western Washington’s market for over two decades, I know how important it is to stay attuned to these shifts. Whether you’re considering new construction or weighing your options as a buyer or seller, understanding these trends can help you make informed decisions in our local communities.
