I've been doing a "Pick My Brain" Style Office Hours for the last 3 years in an effort to help people start in investing in real estate and maybe snag a few deals along the way.
What I've found is people want to consume the edutainment, but not really take action. I'd come ready to chat and a lot of people would have camera's off and mute on.
I've also found that in the last 2 years EVERYONE has an office hours, which I love. But what I don't love, is moving with the crowd.

So I've updated the concept, instead of showing up every Friday to ask "How can I help", I'm showing up every Friday with movers and shakers in the industry. Someone you want to chat with? Tag them below, I'll get them on an Office Hours!
This week's guest is one of my first friends in this industry - Carolina Allen. Pronounced CARE O LEEEEENA.

We attended Pace Morby's 2022 Mastermind together and she stood up for me during a hot seat session (love you for that. Since then, she's been a force in the PNW market (She's from Oregon) and is one hell of a closer (remind me to ask her about her 'sizzle').

On Today's Office Hours we had a lot of great conversations:

✨ Networking on RV Parks

But one question from Paris was:

✨ I have a lot of projects going on, how do I juggle them all? ✨

Our Answer:
Find your Why
Find your Ikigai (pronounced ee-kee-guy)

It's a Japanese concept that means "reason for being", and it lives at the intersection of 4 questions:

❤️ What do you LOVE?
🌍 What does the world NEED?
💰 What can you be PAID for?
⭐ What are you GOOD at?

How Does this help Paris?
Being busy doesn't mean being efficient
When you say Yes to somethings you're saying No to others (or half asssing them, we want to whole ass things)

When you're full of purpose
When you're whole-assing things
You're lit up
And when you're all of those, it's likely you're making money. And isn't that why we're in business to begin with?

If it's not at the intersection of Ikigai, you just have an expensive hobby.

✨HOW TO FIND YOUR IKIGAI✨
1. Grab a piece of paper and draw 4 overlapping circles.
2. Label each one with the 4 questions.
3. Write honest answers in each circle for every business or idea you're considering.
5. Where do the most answers overlap?
6. Journal it: Ask yourself why you want this. Write it down. Ask Why to that answer. Do it again until you're moved to tears.

That's your direction.
That's your why.
That's your Ikigai

I’ve been hanging out in online real estate investing circles long enough to grow a few gray hairs, and I swear the stuff I see on Facebook could be its own Netflix thriller.

Every day there’s another “HOT DEAL” being blasted in a group with twenty people commenting “interested” and “DM sent.”
I look at half of these and think, Holy hell… I hope y’all know how to vet an investor because this thing is throwing red flags like a damn marching band.

Here’s the part people don’t want to hear.

Just because someone posts a deal doesn’t mean it’s a deal.
If I had to put money on it, out of every 100 deals I see posted in those groups, maybe one is real. Maybe.

And even if it is a legitimate deal, that’s just the first checkpoint.
Investors still need to protect their money the right way.
I’ve done a lot of deals. I’ve raised capital for a lot of deals. And whether I’m investing my own cash or raising private money, I vet the living daylight out of the borrowers, the GP, the operators, the lead sponsor… everyone.
