If you're buying, acting sooner will most likely serve you advantageously to beat out future competition now that home prices are rising so quickly again (and mortgages as of today are at an 8-year LOW, so take comfort knowing you'll be getting an awesome rate!).

If you're refinancing, it's generally a good idea to do so once you're able to score 0.5%-0.75% off your current rate after refinance fees and costs. It's not unlikely we may see some more rate decreases, so it's up to you to decide when is the right time!

Kind of a funny headline reason for low mortgage rates (there are indeed several others), but a stellar time to make moves whether you're a current homeowner, or looking to list or purchase!

Rates being at such a low % for any reason are an excellent opportunity to reduce existing mortgage payments by hundreds or more depending on your loan terms/amount (see below example):

$400,000 balance at 5.00% APR (30-year)
Refinanced to 3.50% APR (30-year)
SAVINGS: $386/MONTH

For all those involved in selling, this now means home values are heating up like crazy due to increased competition from more qualified buyers able to join the game, meaning higher price potential!
