Dug into a preliminary title commitment this week and found an unsatisfied judgment against the seller — not unusual. But when I pulled the court docs, it traced back to an identity fraud conviction from over 20 years ago.
This is exactly why I comb through every line of a title report. An old, unpaid judgment doesn't always mean trouble at closing — most can be resolved through escrow — but an identity fraud flag? That gets my full attention, every time.
