• Avg price Jan 2025: $781,756
• Avg price Jan 2026: $642,573
• Days on market: 58 (up from 51)
• Closings per month: 34 (up from 28)
• Price per sq ft: $369 (down from $384)
• List-to-sale ratio: 98.4% (was 99.5%)

So what does that mean?

Prices have normalized. Homes are taking a little longer to sell. Buyers aren’t overpaying the way they were and sellers aren’t getting quite the same premium.

But North Tacoma is still North Tacoma. Walkability. Proctor. Waterfront access. Character homes. Views. That lifestyle hasn’t changed.

The strategy has.

Here’s what we’re seeing right now across MLS areas 1–9 (including Fox Island + Key Peninsula):

• $797,794 average sales price
• 47 days average on market
• 70 closed sales in January
• $340 average price per sq ft

What does that mean for you?

For sellers: Homes are absolutely still selling in Gig Harbor, but they’re taking longer (23 days on market was the average in Jan. 2025) With average days on market at 47, pricing and presentation aren’t optional… they’re everything. The right launch strategy (timing, preparation, positioning, marketing) is what protects your equity and prevents unnecessary price reductions.

For buyers: There is breathing room. Fewer closed sales + longer market time = negotiation power. But don’t confuse “slower” with “weak.” Gig Harbor is still one of the most lifestyle-driven markets in the South Sound. Waterfront, view corridors, Canterwood country club living, Fox Island privacy - people want to be here.
