Had a previous client reached out to me yesterday wondering where her gutter drainage went. Ends up she had Groundworks come out and they said that she needed a french drain, cistern and new drain pipes. They did note that no water or evidence of water was noted in the crawlspace.

I am very glad she reached out to me. Her house was built in 2008 and has a proper tight line already with no signs of failure.

I always say that my clients can call me (even 10 years later) as a sounding board. This call saved her thousands of dollars.

When I moved into my house 10 years ago I knew I had an aged water heater. (it was made in 1985) but it was working and had no signs of leaking. As the previous owner had not completed any maintenance on the house I was hesitant to drain the water tank (as I might not get the valve closed again and be poking the bear)

About a month ago I noticed our hot water was dirtier. The tank was finally failing. Last weekend I upgraded the tank to an on-demand system, but figured I would cut the old tank up to see what the inside looks like. Here are the pictures.

The oldest tank I have ever inspected was from 1955. The owner had flushed the tank every year and changed out the anode rod every 3. If you do that, rust will be limited, and your tank won't turn out like my old one.

While on vacation I was able to meet a person that helped to spark my interest in building \ remodeling houses which in turn sent me to starting Ashco Home Inspections, Inc.

After years of watching him on TV, I crossed paths Richard Trethewey from this Old House in the Bahamas. He was just pushing his bike down a little street.

I wanted to really geek out, but wanted to respect his time. Great down to Earth man.

Ok.. so after 15 years of performing home and pest inspections, I actually just heard carpenter ants mining a structure (they don't eat wood, they mine it to make nests)

During my training I was told you could hear them.. but never have. Have I found them.. yes, many times.. but today I could actually hear them scraping the wood in the attic of the house I inspected today.

At first, I thought it was mice, but no tracks or other signs. Then after looking where the sound was coming from for a minute, I saw a couple active ants.

I have to say, that was one of the cooler things I have experienced as an inspector.

As most of you already know, it is going to be quite hot the next couple days. Even though it might seem like a good time to take a walk, be careful the time of day especially if you are walking a pet. The pavement can burn their feet very quick.

Asphalt temperatures can be up to 60 degrees hotter than the air temperature (when in direct sunlight with no wind and low humidity) so it's important to be aware of the difference between pavement and air temperatures.

Air Temperature Vs. Pavement Temperature
77 degrees F 125 degrees F
86 degrees F 135 degrees F
87 degrees F 143 degrees F
Pavement temperatures can be 40 to 60 degrees warmer than air temperatures.

When Does a Burn Occur?
It only takes 60 seconds on pavement that is 125 degrees F for a dog's paws to burn. This means even if it's only 77 degrees F outside the pavement could potentially be hot enough to burn a dog's feet if it stands on it for long enough.

General rule is if you can't keep your bare hand on the pavement for 10 seconds, it is to hot for your pets paws to be on it.
