This client is going to be an incredible investor.

Property #1 is officially in the books.

We went into this with a plan: buy the first property, house hack it, keep the monthly payment manageable, save aggressively and do it again.

This 3 bedroom home with a bonus room and 2 bathrooms has some great house hack potential. The plan is to rent out two of the bedrooms to friends while keeping his own housing costs low.

And then?

**Save. Repeat. Build the portfolio.**

With only **3.5% down using an FHA loan**, this is a great first step toward becoming a long term real estate investor.

But this didn’t happen overnight.

We spent over a year preparing. We pounded the pavement looking at some REAL fixer uppers, learned the market, saved money, talked through strategies and waited until the right opportunity came along.

Now the plan is officially in motion.

I could not be happier for this client for achieving his first real estate goal.

Crescent Valley Road in Gig Harbor is one of those places I just love. You’re close to Costco, downtown, parks, the waterfront, and somehow you can still find an oasis like this.

Mature gardens. Space. Privacy. A property that just feels like home.

And then there are the transactions that seem to have a little bit of everything.

A brand new septic system installation. Timelines and deadlines running right up to closing. Amazing brokers on the other side. A lending team that was ON TOP of the ball the entire time. A contingent sale. An expiring LOC. Pierce County final inspection for the septic system. Out of state clients.

My goodness. On paper, this deal had a bit of everything.

Sometimes persistence, patience, and timing come together in the most amazing ways.

For nearly a year, I worked alongside these clients in search of the perfect property; 5+ acres in Gig Harbor with usable land, room for future expansion, space for the kids to experience the Pacific Northwest lifestyle, and the potential for an ADU. We weren't just looking for a house; we were searching for a timeless property that could serve their family for years to come.

Along the way, I mailed property owners, called property owners, and pursued multiple off-market opportunities. While we ultimately found the right property on the MLS, we were never sitting back waiting for the perfect home to hit the market. We were actively creating opportunities.

Under contract on a property in Gig Harbor.

This one didn’t come together by chance. It came together through patience, negotiation, rapport building, and deep property research long before the offer was ever written.

Some agents focus on writing contracts. Others focus on positioning their clients so the contract wins before it’s even submitted.

There’s a well known idea that says luck is what happens when preparation meets opportunity.

That’s what this felt like.

The right conversations at the right time. Understanding the seller’s motivation. Reading the property correctly. Structuring terms that actually solve problems instead of just chasing price.
