Most people think spring is the best time to buy a house, but August is where the real leverage shifts to the buyer. Here is why:

1. The buyer pool drops off.
Families looking to move before the school year starts have already bought or pulled out of the market. Everyone else who got outbid during the spring chaos takes a break out of fatigue. You are suddenly shopping in a much quieter room.

2. Sellers start to panic about winter.
If a home listed in June is still sitting in August, the seller is looking at carrying costs all through December and January when foot traffic dies down. That means more opportunity with reduced prices, covered closing costs, and/or buyer credits.

3. The math actually works out.
Between touring, inspections, underwriting, and closing, the home buying process can take roughly 60 to 90 days. Starting in August means you get keys in hand by October, fully unpacked and settled before the holiday rush hits.
