Is buying down your interest rate the right move for you? Here are some things to consider:

1. Do you want a lower payment? If so, buying down your rate can help accomplish that.

2. Will you own the home long enough to recover the cost of the buydown? For example - if buying your rate down from 7% to 6.875% will save you $20/month, and the buydown costs $1,000, it will take you a little over 4 years to break even on the buydown ($1,000 divided by $20/month = 50 months). If you sell or refinance before that, you won't benefit from a buydown. **these are completely made up numbers for the sake of an example**

3. Is your DTI (debt-to-income ratio) a little high? Buying down your rate lowers it, which will lower your DTI and could help you get approved for a mortgage.

A: Not unless you modify that loan. Your mortgage is made up of principal and interest - these won't change. However, your homeowner's insurance premium and/or property taxes can (and likely will) increase, and many homebuyers have these "bundled in" with their mortgage payment every month.

FHA Loan Update:

Starting May 25, non-permanent residents will no longer be eligible for FHA-insured mortgages. Only U.S. citizens, lawful permanent residents, and citizens of Micronesia, the Marshall Islands, and Palau will qualify. Lenders must document permanent residency status on loan applications moving forward.
