Here's what sellers ACTUALLY want to see in an offer...01 - The right price!
If the home just hit the market and you send an offer way less than they're asking, you'll likely offend the seller and they won't want to work with you. Trust your Realtor when finding the right price and maybe save the "lowball" offers for homes that have been sitting for a long time
02 - Terms
Not every seller has the same end goal. Some are buying a home themselves and maybe need a little time after close to move out. Some might need to close very quickly or maybe they can't complete any repairs and would rather offer a credit if needed. Finding out what your seller needs will make your offer look better even if it's not the highest.
03 - A solid loan
A good offer doesn’t mean much if the loan can’t close. A great buyers agent will make sure the seller knows exactly how qualified you are by keeping clear and consistent communication between the two of them and making sure your lender gets to chime in and sing your praises before a decision is made.
