🏠 What Day One & Day Two Look Like After We Buy a Property

A lot of people ask what actually happens right after a home is purchased. Here’s a quick look behind the scenes.

🔑 Day One | Access & Assessment
Day one is all about getting eyes on the property.
We get the keys, bring in a locksmith we trust, and make sure we can access every part of the home.

In this case, the backyard was locked off, so yes, bolt cutters came out.
Once we’re in, we walk the entire property to see exactly what we’re working with.

Furniture left behind
Items to clean out
Pool condition
Overall layout and repairs needed

No guessing. Just real conditions.

🧹 Day Two | Clean Out & Reset
Day two is the big clean.
Furniture removal
Junk haul-off
Clearing the space so trades can work efficiently

This step is critical because painters and repair crews can’t start until the home is fully cleared.

🛠️ Contractors Are Lined Up Early
While all of this is happening, we’re also scheduling painters, repair crews, and vendors.
The goal is speed without chaos.
As soon as the property is clean, work begins.

🏡 New Project in the East Valley 🏡

This one is for an out-of-state investor who’s buying and holding a rental property here in Arizona.

Our role is simple
We help investors find the home, coordinate the work, and handle the details so they don’t have to be on a plane or manage contractors themselves.

Right now we’re in the early phase
🧹 Cleaning the property out
🚛 Removing junk
🛠️ Coordinating vendors
🏠 Getting it ready for the next renters

We get a lot of questions about title searches on auction properties and why they matter so much.

Here’s the simple version. Some homes going into foreclosure can have other liens attached to them. Things like mechanic liens or unpaid work from contractors or companies that worked on the house.

If you don’t do a proper title search, you might see a price that looks too good to be true and move too fast. That’s how people end up buying a “cheap” house and later finding out they owe an extra fifty thousand to a hundred thousand dollars in liens they didn’t know about.

That’s why title work is critical.

When we review auction properties, we only have about a day to do all our research. During that time, my team runs comps, evaluates risk, and we have someone dedicated to running title searches quickly and accurately to make sure there aren’t liens hiding in the background.

That process is what allows us to walk into auction day knowing exactly what we’re bidding on and what we’re not.

Speed matters, but discipline matters more.

A few people have asked if I have a mentor program.

Right now, I don’t. I might think about something like that in the future, but that’s not what I’m doing at the moment.

What I am doing is sharing what I’m actually working on and how the process works in real life. The wins, the decisions, and the discipline behind them.

We just closed another purchase with an investor on a home in the East Valley, and I’ll be posting videos breaking down how that deal came together and what went into it.

If you’re a future investor, a realtor, or someone who just wants to understand how these deals actually happen, feel free to follow along. I’ll keep sharing the process as we go.

People ask me all the time, “what’s the name of the auction for foreclosures?”

The honest answer is it doesn’t really have a formal name. In the business, it’s commonly called Courthouse Steps.

These are homes in Maricopa County that are in foreclosure. Not all of them make it to auction, but some do. When the list comes out, the clock starts.

We usually have a short window to review the list and figure out which properties are actually worth bidding on and which ones aren’t.

My team and I research comps, condition, liens, and risk ahead of time. We also factor in each investor’s tolerance for risk and exit strategy.

Before auction day, we already know our number.
If it goes over that number, we walk away.
If it stays under, we bid.

That discipline is how investors avoid bad deals and protect their upside.
