💡 Here's a quick home safety check that only takes a few minutes.

GFCI outlets are designed to help protect you and your family from electrical shock by shutting off power the moment they detect an unsafe electrical path.

They're especially important anywhere water and electricity are close together.

Many newer homes already have them installed throughout the property, but older Phoenix-area homes may not have protection in every location that current standards recommend.

The good news?

Most GFCI outlets are easy to identify. Just look for the small TEST and RESET buttons on the face of the outlet.

This is one of those simple home maintenance items that often gets overlooked until it shows up during a home inspection.

🏠 One of the biggest myths in real estate is that new construction homes don't need inspections.

I can tell you from experience—that's simply not true.

Over the years, I've seen brand-new homes with missing insulation, roof issues, stucco problems, and other defects that weren't obvious during a typical walkthrough.

The good news is that many builders offer warranties.

The challenge is that warranties only help if the issue is identified.

That's why I always recommend having a professional home inspector evaluate the property before closing. An inspector works for you and knows where to look for issues that most buyers would never notice.

A home is one of the biggest investments you'll ever make. Whether it's 30 years old or 30 days old, protecting that investment is worth it.

🌵 One of the first questions many experienced Phoenix buyers ask isn't about the kitchen, the flooring, or even the pool.
