POV: another buyer just told me they're "gonna wait it out for rates to drop." Let's talk about it.

I get the instinct — a lower rate sounds like the obvious win. But here's what I've seen happen in past rate cycles: when rates ease, more buyers tend to come back into the market, which can mean more competition and upward pressure on prices. That's not guaranteed every time, but it's a real pattern worth thinking through.

Meanwhile, home prices have already risen for 38 straight months, according to NAR data — that trend doesn't pause while rates are being watched.

I'm not able to tell you what rates will do — that's a conversation for your lender. But I can help you think through timing, what's actually available right now, and what waiting might cost you in terms of competition and price.

If you're on the fence, let's talk through it together — and loop in your lender so you've got the full picture.

If your house has sat on the market for 3+ weeks, here's what's actually going on.

It's rarely just "bad luck." Usually it's one of these:

The price was set to test the market, not to match it. Buyers do the math fast, and if the number doesn't line up with what they're seeing, they scroll past.

The photos aren't doing the house justice. In a market with more inventory to compete against, weak photos get skipped before anyone even reads the description.

It's priced right for last month, not this one. Inventory has been climbing, which means the competition your house is up against today isn't the same as when you listed it.

None of this means something's wrong with your home. It usually means something needs to shift — and the earlier you catch it, the less it costs you in the long run.

If your listing's been sitting, let's actually look at why — not just tell you to "wait it out."

Sales just hit their slowest pace in over a year. 📉

My buyers are about to have some real leverage.

Existing home sales fell 2.0% in August to a seasonally adjusted annual rate of 3.98 million — the first time in over a year the pace dropped below 4 million. The reason isn't a mystery: the 30-year mortgage rate averaged 6.67% in August and climbed even higher the following week, its highest level in over a year. Rates went up. Buyers pulled back.

But here's the shift — housing supply just hit its highest level since 2019, pushing months of supply to a decade-plus high. NAR's chief economist put it plainly: the extra inventory is giving buyers better opportunities to negotiate.

Slower market. More leverage. That combination doesn't last forever.

I've watched buying and selling at the same time almost fall apart more than once — and it's rarely the big stuff. It's the small gap nobody thinks to plan for until they're already mid-move.

If you're thinking about doing both at once, let's talk before you list, not after.

📲 DM "PLAN" and let's map it out together.

POV: you're done with beige everything houses... and then you walk into one like this. 🎥

I don't know when every house turned into the same shade of "greige," but I've noticed it on almost every showing this year — same paint, same counters, same builder-grade everything, like every seller got the same memo.

So when a house actually has personality — color, character, a little risk in the design — it stands out immediately. Buyers notice it. I notice it. It's honestly become one of my favorite parts of showings lately, catching the ones that broke the mold.

If you're house hunting and you're tired of walking into the same beige box on repeat, let's find you one that actually feels like something.

"Sorry, I have one more question..." 🙋‍♀️

I hear this all the time — usually right after someone's already asked three others and feels bad about it.

Please don't. You're spending $600,000. That's not a decision you should feel rushed through, and it's definitely not one you should navigate with unanswered questions in the back of your mind.

I'd rather explain the same thing five different ways than have you sign something you weren't sure about. If a question is on your mind, it's worth asking — every time.

So ask me everything.

Inventory just hit its highest level in over a decade. 📈

If you've been sitting on the sidelines waiting for more options, less competition, or room to actually negotiate — this is it.

Home sales dipped below a 4 million annualized pace in August for the first time since June 2025, while supply climbed to its highest level in more than 10 years. Translation: fewer bidding wars, more negotiating power, and sellers more willing to work with you.

That house you couldn't compete for a couple years ago? It might be sitting on the market right now.

This window won't stay open forever — get pre-approved and let's go find it.

So, what's your type? 🏡

Not the Pinterest board version. The real one — the thing you notice walking into a showing before you've even read the listing description.

Some of you want original hardwood floors and character you can't fake. Some of you want a kitchen that was renovated by someone who actually cooks in it. Some of you just want a street quiet enough that you notice when a car turns onto it.

I've shown enough houses to know this isn't random. Your type says a lot about how you actually want to live — not just what looks good in photos.

Comment your type below and I'll send you three real listings that match it. Not generic recs — actual homes, actually available, actually yours to go see.

"I'm waiting for prices to come down." Let's talk about that. 👇

I hear this every week, and I never argue with it — it sounds smart. But here's what I've watched happen again and again: buyers wait for the "right time," and the market doesn't wait with them. A house sits quietly for weeks, then suddenly there's multiple offers on it, because everyone who was "waiting" moved at once.

Waiting doesn't remove competition. It just changes who you're up against.

I'm not saying buy today no matter what. I'm saying let's talk through your specific situation instead of guessing at a headline. DM me "LET'S TALK" and we'll figure out what's actually right for you. 🏡

Turns out I have to work, because my fave saved homes look like this 😂

We’re talking infinity pools, sprawling spaces, and a “just in case” guest house. My Zillow saved folder is basically a vision board I have zero business having. But hey—a girl can dream (and keep closing deals so maybe one day it’s not just a dream). 🏡✨

Drop your dream-home must-have below. Mine? That infinity pool, no contest. 😍
