Well here is the latest real estate news.
Sales are down 43.4% from last year. High interest rates have caused the market to stall but for anyone on the buying side this is good news- you can actually get seller concessions and buy down your interest rate until rates drop again and you can refinance. There still is not a large inventory of homes, only 18,988, which equates to less then 4 months worth of homes on the market so when interest rates do come down it can quickly turn back to a sellers market. If you are looking to purchase a home now is actually a good time to buy!

So I read this article today from Sarah Perkins and it gave me some insight into the craziness of the real estate market and financial market that we are in right now. What will happen in 2022? I wish I could tell you!

Was the other shoe, when mortgage rates increased? They have. The interest rates have removed some buyers from the market. It isn’t just about interest rates though. Demand remains about 350% higher than supply. And that isn’t because demand is crazy high, it is because supply is crazy low.


After interest rates increased last week by 0.5%, Amber Kovarik, Senior Loan Officer with Guild Mortgage wrote on Monday, “This is an environment, unlike anything we have ever seen. We have a gas crisis like the 70s, inflation of the 80s, a stock market correction like the late 90s, and housing affordability nose-diving like we had in the early 2000s. All of these independent events up until now have been unprecedented. Now they are all occurring at the same time. Nobody can know for certain what the FED is going to have to do to rates to stop inflation.”


According to the Wall Street Journal, Greater Phoenix is the metro area with the highest inflation rate in the country. From February 2021 to February 2022, Phoenix’s consumer price increase is at 10.9%! The national average is a frightening 7.9%.


Inflation is defined as too much money chasing too few goods. At a time when production was low for everything, Maricopa County, the fourth most populated county in the country, grew more than any other county. The state as a whole gained 98,330 people from July 2020-July 2021. 90% of our growth came from out of state relocation.

Federal Housing Finance Agency (FHFA) Announces New
Conforming Loan Limit of $510,400 - a 5.38% Increase

+ Loan Limits for VA to be Removed January 1, 2020

The Federal Housing Finance Agency (FHFA) today announced an increase to the maximum loan limits for Fannie Mae and Freddie Mac conforming mortgage loans.

Currently the maximum is set at $484,350 - effective January 1, 2020 the limit will increase 5.38% to $510,400.*

In short, this move provides more buying power for homebuyers and homeowners seeking refinance who may not qualify for a jumbo loan, which typically carries strict guidelines and higher minimum credit score requirements.

Additionally, a new law going into effect January 1, 2020 will remove VA Loan Limits completely for all qualifying VA benefit recipients.
