This was a post from one of my clients. I don't really market myself and am pretty much a word of mouth business by choice. This meant so much to me and really hit home:
So this is long long overdue...
Short Version:

Long Version:
On April 27th 2017 Karla and I decided we were going to purchase a house. That night we contacted Justin and provided him our need list, our wish list, and our area which was a pretty tight radius of 5 miles around my parents house. He let us know he was booked for the weekend, but he'd get a search going and we'd be able to go out the following Monday.
That Monday Justin showed us three houses, followed by one house on Tuesday. That house on Tuesday was far and away above everything we had researched on our own, and everything we saw on Monday. This was THE house.
Justin next walked us through the strategy of writing the contract and we collaborated on the final product. He worked with us to get us what we need to not only have a contract that gets accepted, but also making sure we would have everything we need to close successfully since we were at the upper edge of our mortgage budget.
The contract was accepted the next day and it was inspection time. During the inspection process we found some issues, but the main concern was the 26 year old roof. It wasn't leaking, but it was showing it's age. There were other things wrong with the house but the roof was the big ticket item.
Justin next got to work helping us with the requests, helping us put together a list that made sense (like putting everything livability and safety related on it). The owner came back rejecting everything... except the roof. Just what we were hoping for since all of the other items are things I can fix for cheap.
But Justin didn't stop there, the owner came back asking if they could use their roofer instead of ours since they had a relationship with their roofer and could get it cheaper. Justin contacted both roofers and found out that their roofer was not providing the same warranty we would be getting with ours, and since the owner had agreed to a dollar amount, he got their roofer to upgrade the roof to a 50 year warranted roof and still at a lower rate so the owner was good with it. Another win!!!
Finally, as we closed in on the close date there were some issues with the financing, and my lack of experience was letting me get bullied by the lender a bit and they were leaving money that was in the agreement that should be used. Justin once again put himself into the situation and worked with the lender and the title company to get the final deal what it was originally intended to be.
We closed on May 31st, a scant 34 days from our decision to buy a house was made, and only 29 days after we went under contract on the house.
