Fall is a great time to check for wear left behind by Arizona’s summer heat. ☀️

Take a walk around your home and inspect exterior caulking and weatherstripping. Look for cracked or separating caulk around windows and doors, and check door weatherstripping for worn, flattened, or brittle sections.

Don’t forget the sweeps along the bottom of exterior doors and places where plumbing or wiring enters your home. Gaps can let in dust, drafts, and unwanted outdoor air.

Replacing worn weatherstripping and repairing appropriate seals can help keep your home comfortable as the seasons change. Leave drainage openings and vents clear, and ask a professional if you’re unsure which gaps should be sealed.

How much should you actually offer?

The listing price doesn't always tell the whole story.

When working with my buyers, I review recent comparable sales, look at competing homes, evaluate the property's condition, and consider how long it's been on the market.

Then we talk through the options. Should you offer the asking price? Is there room to negotiate? What about closing costs, repairs, or other contract terms?
