“Should I buy now, or should I wait?”

I get this question all the time, and my answer usually starts with: “Tell me what’s going on.”

If you need time to improve your credit, pay down debt, or build savings, let’s make a plan. But if you’re financially ready and waiting because someone predicted lower rates in six months, I’d rather look at what you can comfortably afford today. No one can promise where rates will go.

The East Valley is also a collection of little micro markets. One neighborhood may have homes sitting and sellers willing to negotiate, while a home a few miles away gets multiple offers. That’s why we look at the *actual house and neighborhood*, not just the headlines.

A freshly painted house can look completely move-in ready—but what is hiding behind the pretty finishes?

When I walk through a home with buyers, I pay close attention to how well it has been maintained. A filthy HVAC filter, neglected landscaping, questionable DIY projects, or what I call a “lipstick makeover” can be signs that we need to investigate a little further.

That doesn’t automatically mean walking away. Every resale home will have something come up. The important thing is knowing what you’re buying, bringing in the right professionals, and understanding the possible costs before moving forward.
