We’ve all seen the flashy “Just Closed 🔑✨” post. But let’s keep it 💯 real, not every transaction ends at the closing table. And honestly, that’s a BIG win!
Walking away wasn’t an easy choice, but it was the right choice for my client. 👏
A few months ago I was helping an amazing first time homebuyer find her first dream 🏠. We found it and she fell in love with it. I even told her I would purchase it if she didn’t. 🫣. Luckily we got it under contract for her!
It was cute, stylish and by far the largest by a good 500 sq ft compared to others we saw.
What was visible looked great. However, behind the walls, were some hidden issues that were major concerns. 😫
The concerns ranged from obsolete electrical system (that could cause a homeowners insurance to decline coverage down the road), other safety issues, and other costly deferred maintenance items.
These “material” issues amounted to tens of thousands of 💸!!
Material is “ANYTHING THAT A REASONABLE PERSON WOULD CONSIDER IMPORTANT WHEN MAKING A DECISION TO BUY.” These items were important to my buyer.
We tried to negotiate with seller. We wanted all the items properly repaired not a reduction in price. The latter doesn’t save my buyer any money. The last thing buyers want in today’s market is to have to spend more money in repairs after putting their savings towards their down payment. Unfortunately, we couldn’t come to an agreement that would solve all of those material items, so the purchase was cancelled.
She did spend a few hundred dollars for a thorough home inspection. We consider that money as incredibly well spent compared the nightmare she would’ve had finding out about the issues after she’d moved in. She saved herself from having to pay for all of those repairs herself.
Homeownership is a massive investment, and my job isn’t just opening doors for you. Part of my job is to help you buy the right home, educate so you know what you’re getting into, protect your peace of mind and your bank account.
