Thinking about buying a home? Don’t wing it. Here are 5 practical, specific tips that give you a real edge:
1. Set your true budget first
Calculate more than just the mortgage. Factor in property taxes, insurance, HOA fees, maintenance (budget ~1% of home value per year), and closing costs (usually 2–5%). Use the 28/36 rule as a starting point: housing costs ≤28% of gross income, total debt ≤36%. Know your max comfortable monthly payment before you fall in love with a listing.
2. Get fully pre-approved (not just pre-qualified)
A strong pre-approval letter shows sellers you’re serious and ready to close. Shop multiple lenders to compare rates and fees—one percentage point difference can cost tens of thousands over 30 years. Aim to lock this in early so you can move fast when the right home appears.
3. Compare thoroughly before you decide
Tour several homes in your price range and neighborhood. Look past staging—check for recent renovations, roof/HVAC age, foundation issues, and actual square footage usable space. Request seller disclosures and review comparable sales (comps) so you know if the asking price is realistic.
4. Check the location carefully
Drive the neighborhood at different times of day and on weekends. Research school ratings, flood zones, crime stats, future development plans, commute times, and walkability. A great house in a declining or inconvenient area often loses long-term value.
5. Think long-term value
Ask: Will this home still work for you in 5–7 years? Consider resale potential, energy efficiency, layout flexibility, and neighborhood trajectory. Buy the worst house on the best street when possible—it’s usually easier to improve the property than the location.
