The first question I ask a client: what does your life look like in five years?

I’m Heather Openshaw. I lead Openshaw Real Estate Group in Gilbert, and my team serves the East Valley and all of Arizona.

A house is usually the biggest lever a family pulls. So I start with the full picture: what you have, what it’s worth, and what comes next. Then I tell you the hard part early, while it’s still cheap to fix.

Outside of work, I’m a wife and a mom to three boys, and my faith runs underneath all of it.

The house is one decision. The plan around it is the other hundred.

Somebody’s longhorns took the long way home.

The new neighbors are quiet and keep to themselves. They also take care of the lawn without being asked. They’re a little loose on the HOA rules about parking in the street. Best-kept greenbelt in the East Valley this week. Nobody’s arguing with them about it.

The pool was on the wish list for years. It still wasn’t the first question.

Before a single tour, we settled two things: the area, and a monthly payment close to what they already paid in rent.

That order matters here. Two East Valley homes at the same price can have very different monthly payments once you add HOA dues, the tax district and a leased solar system.

Know your monthly number before you fall for a kitchen.

Your appraisal came in under your purchase price. You haven’t lost the house. You have a gap, and there are four ways to close it.

The seller drops the price. You cover the difference in cash. You split it. Or you challenge the appraisal with stronger comps.

The right move depends on the seller’s motivation, how many offers the home received, and how much cash you want to keep after closing.

An appraisal is one person’s opinion of value on one day. In competitive Gilbert and Queen Creek markets, comps may lag behind what buyers are paying today.

Treat the gap as a term to negotiate, not proof that you overpaid.

Nobody stays a decade for the entry sign.

They stay for the walk to the lake. Fountain going, mountains behind it, stone walls and trees that have had years to fill in.

Long tenure has a side effect. Fewer homes come up for sale here in any given year, so knowing one is coming matters more than catching it the day it goes live.

A neighborhood people don't leave tells you something before any listing does.

Staged, the fireplace becomes the focal point and the dining room shows how many seats actually fit. Every home listed with Openshaw is staged before the photographer arrives, because the first showing happens on a phone.

Ten days. That's the default inspection period in an Arizona purchase contract, and it goes fast.

Inside it, the buyer sends a repair request called a BINSR. The seller has five days to respond: repair, credit, or decline. Then the buyer has five days to decide whether to move forward.

Three decisions in about two weeks. Knowing which ones belong to you before they show up is the difference between reacting and choosing.

A good result you didn't understand still feels like a surprise.

Some traditions call for a soundtrack.

Boo Basket season is officially open. Fill a basket with treats, leave it on a neighbor's porch, ring the bell, and disappear before the door opens.

If one landed on your porch this week, the rules are simple. Hang the sign so nobody boos you twice, then make a basket and pass it on.

The best neighborhoods don't just happen. Somebody starts something.

No two cabinet doors in this kitchen have the same knots.

That’s knotty alder. It sits against concrete counters and under light fixtures with just enough industrial edge to give the room an opinion.

Concrete wears in instead of staying perfect. It keeps a little record of every dinner. Honestly, that’s the appeal.

Everything happens on one level. The split floor plan puts the bedrooms on opposite sides of the house, so a late night on one end and an early alarm on the other never have to meet.

Out back, the landscaping keeps the view green, and the built-in barbecue means dinner can start outside and stay there until the light’s gone.

Wood laminate throughout. Built-in storage in the laundry room. More in the garage.

Then there’s the side yard. Oversized, with a double gate. What goes back there hasn’t been decided yet.

The backyard faces one direction forever. No remodel changes that.

In the East Valley, a west-facing backyard takes the full afternoon sun. That's the patio at 5pm in July, and it decides whether the pool deck is usable or just nice to look at.

A kitchen can be redone in a few weeks. The house can't be turned.

When two homes feel tied, the one that's harder to change usually wins.
