The early September housing market is telling a different story than it was just a month ago. 🌵

In August, completed sales looked relatively strong while forward-looking activity softened. Now, we’re seeing the reverse. Pending listings, homes under contract, and the contract ratio have all moved above last year’s levels, signaling that buyers may be stirring earlier than usual.

That momentum hasn’t reached the closing table yet. Closed sales were down 5.6% from August 2025, while the median sales price eased 1.4% over the month to $445,500.

For buyers, that creates an interesting window with softer pricing and room to negotiate. For sellers, it’s a reminder that pricing strategically matters as buyer activity begins to pick up.
